| Does anyone know what percentage is owned by the developer/builder and what percentage is owned by private parties?
Is there an easy way to tell what the percentage breakdown is?
I wonder which one of these builders (if any) will be first to the party with a fire sale to unload some of the inventory to avoid the carrying costs and be done with project. The Mark, for instance, has been completed for over a year - why wouldn't the developer want to unload its units? I mean the market is not going to get better, it's going to get worse. Do these builders want to cut of their noses despite their faces? It does not make any sense. I would think someone needs to step up to the plate and start slashing prices! |

smart corner is already renting units because no one will buy there. alta is at least 60% sold. electra was supposedly sold out. i'd say at least 75% have closed from what i've heard. aria is about 40% sold and maybe 25% closed last i checked.
the easiest way to find out numbers is to go to their sales office and get someone to tell you. you'd be surprised what you can find out by asking. go in person, though. no one will tell you crap over the phone. |

| I know that Electra "claimed" they were all sold out, but sold does not mean sold until a person actually closes escrow. "Reserving" units does not mean squat.
I wonder how many units people did not close on where Bosa is stuck holding the bag?
Which builder do you think will be the first to firesale their inventory? Or do you think that all of the builders collaborate to keep prices up? |
