There is an new listing today at Alta for a very small one bedroom. I didn't realize that they had less than 500 square foot one bedroom units there, that is extremely small. This listing agent incorrectly added the unit as a one bedroom, the unit is a studio based on the floorplans on their website. This makes sense as a 482 square foot one bedroom is nuts.

I actually think that of all the new buildings opening downtown this year Alta is the best of the entire group.
This studio has as well of a deigned floorplan as possible. I've seen some horrendously bad floorplans, the studios at The Mills for example |

| Does anyone have an idea of pricing at Alta. I toured the building but wasn't initially interested in it. The rep was showing me the interior finishes for their other project, Aria. I toured the 2 br that is on their website. WOW, fantastic view. I think it was the 16th floor. |

I toured the Alta about three weeks ago. The model was on the 16th floor. The view was very nice like you said. I asked the for the prices, they did not give me the exact price as the model was already sold. They did not disclose it. Most of the available units are on the last upper four units. The city oked them to build additional four more floors. There were only about 4 units on the "lower" floors. Of those "upper" floor units, they were in the high 800K for a two bedroom units (1200+ sqf). I cannot comment on the prices but I think they were on the high side. I calculated them to be around high $500/sqf for those lower units. Lower units were those on the 3, 4, and 8th floor. I think this is still too much personally.
What I like about the Alta: great views, decent qualtiy, low HOA, good location What I dislike about the Alta: the layout was just bad. the living room was decent in size whereas the dining room is really small. That was ok though. What I did not like was the kitchen. I just don't know how to describe the bad layout. It was just not a very efficient use of space. The guest bathroom is rather large. This should be a good thing. Unfortunately, the guest (not ensuite) bathroom was as large as the secondary bedroom. And the secondary bedroom was pretty tight. I was somewhat interested in the Alta. But the floor plan was a total turn off. As far as materials/construction go, they were pretty good. However, the cabinetry in the bathroom was really bad, much worse than stuffs from Ikea.
If the prices were a bit lower and a better lay out, the Alta would be great. By that I mean, 1200 sqf with either better layout or make it a one bedroom with a small den/office. |

Out of all the newer buildings Alta is maybe the worst. It may have some decent views but the neighbors on its block are terrible. It shares the block with two SRO hotels (Baltic Inn and another) a bar (Tivoli) a produce company. The building itself is just plain painted cement. Nothing notable there.
I'd be concerned about the security there too. There is no doorman or on site manager. This helps to keep HOA fees artificially low. I'd expect a rise in HOA fees when the homeowners take control of the Association and they decide that they do need a security guard at night.
The floor plans are just ok. Nothing special. The west facing units have in some cases an unusable balcony. An architectural oversight in violation of San Diego fire codes. Not a good sign. What else did they miss? |

The strange and unusable west sided balconies are in fact because of fire regulations. They are the so that the fire department can put ladders up to fight fires and remove people from the building. This is what the sales people told me which seems to make sense as why else would you do something odd like that?
The neighborhood isn't bad although the crummy hotels will probably get developed into a view truncating buildings some day. As far as Tivoli goes it's a good bar, go have a drink there sometime. |

What are you doing living downtown if you don't like to go out? I wish there was a neighborhood bar like Tivoli as close to me as it is to Alta. That's an amenity more than anything.
Further it's not like the nearby hotels are blight; they actually look decent. Their clientele are certainly on a low tax bracket, but it's not like their customers are limited to walking a 2 block radius. The reality is that the hotels serve downtown at large so unless you plan on hanging out in front of these hotel entrances, they will not have a material impact on life at Alta. |

| I didn't mean to slam Tivoli. It's is a cool bar with a great selection of beers. It's just that if I'm going to spend a $625k to 1M I'd want just a little buffer from the guy is spending $600.00 month rent for a SRO hotel room. They are pushing this building as the best in the area. It's not. No way. |

| Even if the SRO was three blocks away it's stil a mixed bag of people downtown that you are mixed in with. The other day I was jogging up 6th avenue and ran by a street person doing #2 on the sidewalk. It's a fact of life downtown. I do think the city is in the best shape it's even been in and I also don't think it'll ever be perfect. |
