I drove through Cortez Hill on Sunday and was amazed to see this building so far along. Does anyone know how sales are going?

Im also curious about the sales progress. The building really looks good from the 10th street freeway corridor. I like the large windows with the oval shape. I wonder how the views will be affected by Vantage. Anyone have any updated info on the property, i believe it will be finished within 2 months

I'm sure the sales are DISMAL just like the rest of downtown. Wait a few months after they are finnished they will be giving them away.

While sales are likely slow, I can assure you that they will not be "giving them away".  Wishful thinking, to be sure.

Incorrect, they will be giving them away.  There are so many units downtown, it will be like the US land rush of the late 1800's.  Haven't you ever seen the movie "Far and Away"?  Totally like that.  People will just run upstairs and stick a stake in their condo door.

Wait a minute, they won't be giving them away they will be PAYING you to take them away. In fact I'd like to give you my condo and $100,000. I just can't deal with having a roof over my head anymore and I'll pay anything to unload this from my live.

ok, by giving them away I mean well below what they are going for now (happy). The months of inventory is astronomic down town. Over 1/2 the sales are at a loss now. There is NO WAY prices are sustainable. Please refer to a standard supply/demand curve to see how prices are derived in a freemarket. Downtown is by far the worst investment in San Diego, and San Diego in general is plummeting in value....

Sorry for anybody wanting to buy now you gotta face facts.

Does anyone know how big the pool is going to be in this project? I've seen the pool at Discovery and it's awesome. I like Cortez Hill but not sure about the pool in this building.

Anyone know the price ranges and HOA?  When is the anticipated move-in date?

The pool is small and tucked away on the north side behind the building which means that it will be completely in the shade most of the year.

Well, Aria actually pre-sold all their units a long time ago. I'm sure there are some buyers who backed out, but the concept was so hot back in the hayday of condo building downtown, that I'm pretty sure that they had reservations on almost all the units. On the other hand, I'm sure a lot of people have backed out, so they'll probably have a lot of units available. When I looked at them a couple years ago, they were like 400,000 for a 1 bedroom. Yay.

ariasales, I don't know where you got your information. But when I checked on that project in March I was told that they were only 40% sold.

Yes.  This complex is overpriced.

Also, here is more detail - This complex is rather ugly, or at best uninspiring, from the outside.

Oh, one more - What's up with the narrow balconies that wrap around on 6th street and have nothing in the middle?  Talk about stupid design.

Hey Expert...you're talking about Alta, not Aria. Alta is the one on 6th in the Gaslamp. Aria is on 9th in Cortez Hill. Same developer, wrong building.

Not to be confused with Atria, Artia, or Alria.

Whatever you want to call it, it's not going to sell. Better off to "rent and see". You can pay a reasonable rent and live next to a knife catcher paying HOA fees, paying property taxes and maintenance. We are in for at least a 10 year recession just like Japan and real estate in San Diego will be very very cheap in the upcoming years. It's smarter to rent and save your money.

Yes.  I was thinking Alta.  Aria is much better looking from the outside than Alta is.  I was only right about one thing, overpriced.

You better check and see if smoking is prohibited by the Condo Association agreement before you buy in Aria. Without protections the value of your investment will plummet to zero if a smoker lives near your unit.
