I don't know how to convert to a PDF file from a Excel file. I do not have a scanner that can do the trick with me at the moment. I wish I was more technologically literate. This data compilation is probably one of the best in predicting bottoms and tops most accurately. When the trend slows to a zero reading, then you are pretty much either at the bottom or the top.

after the last batch of price cuts in may, the lower 7 floors were listed in the 400's (for a two bedroom) unless they had some gimmick to them (like a massive several hundred square foot patio). i know for a fact that some of them sold in the upper 300's on the lower floors (again, two bedrooms). the sales people were given $10k give or take to offer as incentives. I'm sure that $10k has inflated to something higher now that the buying season is ending.

say what you will about whether downtown values will continue to drop. but dollar for dollar, i think aria and parkloft are the best deals in downtown. yeah, cortez hill isn't brimming with excitement. but it's a 10 minute walk to the gaslamp and little italy so i don't care.

that said, the good deals at aria are on the lower floors and the lower floors don't have a view. and they feel a bit exposed because of the floor to ceiling windows and apartments across the street. that by itself was enough to make us pass on buying on a lower floor and rent on a higher floor instead.

You need Adobe Acrobat to create at .pdf file. Maybe your IT department at work can provide it to you.

You can use something like Pdf995 to create .pdf files for free from existing documents.

I tried to make an offer for $430,000 on a unit priced at $479,000, the sales agent told me that she can't even write that offer since that amount will be insulting to the builder. Do you guys think my initial offer is unreasonable?

lewking - its sounds like your offer is too high. Be patient. The agent is probably very liimited in what they can say, but your offer is not unreasonable, and the developer may bite in due time. Its better for them to sell it to you at that price, than to sit on it for several, or many months, have further price reductions, and in the meantime, they are paying HOA's and carrying costs.
