It's kind of shocking that investors would purchase million dollar condos, and spend several hundred thousand dollars furnishing these condos, with absolutely no protections from cigarette smoke built into the purchase agreement. Sheer insanity. Blow $25,000 on a custom made leather couch and six months later the couch reeks of tobacco smoke and is worthless. Expensive wall coverings are stained yellow from nicotine after only a month or two of exposure and cannot be cleaned or deodorized. After a year or two of exposure to cigarette smoke, the wallboard in your condo will reek so bad that it will need to be replaced. Don't waste your money on the Downtown condos. Living in one of these condos is a living hell.

OK I can understand the desire not to have people smoke in your unit, but how does that make living in a downtown condo a "living hell"?

I have to question the sanity of anyone who spends $25k on a couch but also lives in a condo. Buy a mcmansion and be done with it. You belong in the burbs.

Guess the sales are going a bit slow, if the recent price drop on #1201 is any indicator...

Price Reduced: 03/09/2008 from $945,000 to $749,000

That's over 20%. When I toured Alta late last summer and got sticker shock (at the time, the cheapest 2 bedroom unit was over $700K, though they were really nice), the agent suggested I check out Aria, as it has the same builder and the plans and finishes are very similar. I never did, and I'm now damn glad I never purchased.

We can be sure that everyone who bought 2004 and later and did not get out is now regretting their purchases.

2003 buyers are worrying right now and hoping for a bounce to justify the years of paying ownership premiums.

The new buildings downtown are certainly of better quality than the buildings that are a few years old. So it's certainly better to wait for the pick of the litter.

I *really* like this building. This is one of the more innovative designs to come along in a long time.

Does anyone here remember the "Spice House" restaurant that used to sit on this parcel? I do miss their eggs benedict hangover helper. Cortez has changed a lot since those days...

I remember and loved the Spice House. Great restaurant. They need more restaurants in that area, especially affordable ones. Hopefully with all the retail these new condos bring...

There is another Spice House in Kearny Mesa, same menu. I still remember the day I went to the Cortez one and found it closed. I do hope downtown does get more one off places that are affordable.

I now go to Indigo Cafe on 6th Avenue between Ash and Beech. It's pretty good and very affordable.

I've never had a problem with smoke in my place - that might have something to do with asking guests to smoke on the patio. Most people are respectful of that. I've only had one person surprised I didn't want them smoking inside.

I too like this building, about the only downside (for me anyway) of the bubble coming to an end is there aren't many new projects going. I really enjoy seeing the city grow and become more and more useful.

I would love to see a lot of low income projects downtown. It would be great to see basic apartment blocks rise up. We don't need anymore luxury condos. If you want a fun and vibrant downtown, you need a lot more people.

I've been to Aria twice since last week. I am really interested in buying a unit there. I have followed this forum for a long time so I know how most of you feel about buying at the present period. Here are some of the infor that I got from the sales folks: Only 11 units are already moved in. One of the units I checked out had felt out of escrow. I am sure there are others did not follow through with the purchase. I did not ask therefore do not know. Prices start at $408/sqf on one for the lower nicer floor plan. The price seems reasonable to me. More importantly, some of the floor plans suit my needs. What I did not like about Aria is the HOA. It is relatively high; roughly at $700 for a 2/2 unit. I feel that HOA is too high for what you are getting or not getting. The pool is small albeit a lap pool. The location of the pool is not too great; not too much sun. The work out room is rather small. The equipments are very high quality but no free weights. The best gym I saw is City Front Terrace. The common room/area is ok. The Lobby is a bit small. I think the lobby does not need to be as huge as at Electra as it can be a be "cold" and "Impersonal."

I have checked out Alta as well but Aria is whole lots better in terms of quality and floor plan. They are from the same developer.

Has anyone else seen this place? What do you think of the price, location, and the HOA? Thanks for any feedbacks.
