An offer 15% off 429 puts you around 365k .. This would be about 293 ppsf. Looking at many of the closings downtown, 15% off is more than they builder is going to give you; many of the closings end up being around the -5% range (some get around 7%.. el cortez even more). I would make the offer at 15% off and start thinking about walking at around the 7% off range (398k / 319 ppsf).

On a side note, the one closing on the list for Aria is 5/20/2008 (the list goes back to march.. this might mean very little action led to the sales). #1104 went for 699 with nothing off the asking price, that is 516 ppsf. I don't know the details of the sale but I am assuming this is someone who simply wanted the thing and was willing to just go ahead and pay.

Seller paying all closing costs and a period of your HOA is another way to get the price you want without the seller having to reduce the selling price too much (which developers don't like to do), so I've heard on another thread.

Hello, I tried to offer 430,000 for a unit selling at $479,000, the sales agent said she can't even write that offer since that will be insulting to the builder.   Is $430,000 unreasonable?

That's absolutely ridiculous. Someone needs to get her head out of 2005. I would talk to someone else in order to submit the offer and write a letter to the builder regarding your experience with the other.

The builder is insulting the buyers by asking those prices. Wake up! Offer what you want to pay and tell that agent that if she doesn't want to do her job (write the offer) she can get a job as a greeter at Wal-Mart if she wants to meet the public.

Two agents were there when I made an offer, the agent that I was dealing with said that it would be insulting to the builder and she can't write that offer, the other one all of sudden just looked down on the floor and seemed disgusted with what I had to offer. I'm serious about buying a unit since I'm already pre-qualified and I have my downpayment ready. I don't think I would find a sales agent that would present my offer to the builder. They said the builder lowered the price already in May and again this month. The 20,000 price reduction this month is only good for 30 days.

Unbelievable! Who the heck is your agent working for? Get a new one ASAP. I used r e d f i n and i am happy. They refund you 2/3rd of their commission as well.

The 20,000 price reduction this month is only good for 30 days...

Sales people... go in again, in 7 days, give an offer another 7k less than your last one... then repeat every week until they accept.

Can they watch $1k/day walk out the door...

Or see if you can use open offer to make a blind offer.

That's it!!!! Make a citizen's arrest!!!!or hold them at gunpoint until the write the offer.

....as a last resort maybe just realize that they have instructions from the developer and you are just wasting your time.

I had a similar experience at Aria with their sales agents, but if you go in with your own buyer's agent they have to write the offer. The builder, however, can obviously reject it, but at least they'll see it.

I do know this about Aria: They will waive (pay) your HOAs for a year, and when I pressed them, they agreed in principle to pay them for 2. Also, they'll pay closing costs and have offered upgrades in the units. None of this helps the actual 'sales price' but when you tally up the HOAs for 2 years (roughly $600/mo x 24 mos) that's $14,400 or so, plus several more thousand in closing costs. If you really want it, give that a shot.

Hope that helps... Having said that, I wasn't impressed with the building and am waiting for the prices to drop further before trying to pick some low hanging fruit

Cethis, do you mean to claim that $447/SF is the new rock-bottom price for 1/1 condos at Aria?  

Just because there are no units on the MLS now, doesn't mean that they are not on the "stealth" market or won't be on the MLS in the future. 

I'm willing to bet that as the 2/2s drag down the prices the 1/1s will crash to near rental equivalent levels.
