I really like Bayside. But I haven't looked a buying from the builder there. Perhaps in the future when resales are available on the MLS.

| I can't imagine paying so much for a condo and not sleeping most nights due to the train. It's been even louder than normal lately. I can't believe that we can't do better than this! |

| I would love to be able to live at a nice place as Bayside. I don't really like to way the floor plans are curvy. I like square or rectangular. And I cannot afford it either. Only in my dreams. Anyway, I saw an ad about one or two months ago saying that the sales were upward of 70 million dollars. However, they did not say how many units. I think there was something fishy going on. Anyone bought a unit or two? Can you enlighten us on the sales status at Bayside. |

| Quoting sales in dollars versus the very standard units is market spin in the soft market. Frankly I would expect better from Bosa as they do have the best overall product it would be shame of they started resorting to lame sales practices. |

| A friend of mine looked at this building. He said they were selling it "from the top down" and that the higher up units are already reserved. I suspect this is a situation where they have not released everything yet and are talking about the current phase but sending a "sold out" signal. It's hard to tell. I'd love there to be some rules about releasing reliable information on new developments. |

Regarding the train noise, I am not sure where this building is, but I can confirm that the train noise is very loud in the office building 1 America Plaza, even from the high floors where I work. I often say to myself that I'd hate to live in one of the nearby buildings for this reason.
And I am not someone bothered by plane noise, but train noise just seems worse. Also the cruise ships honking their horns is very loud. |

| Train noise is FAR worse than airplanes downtown. I live in Little Italy and the airplanes are mostly white noise. I rarely notice them. But those god damn train horns are so f-ing loud. I live several blocks from the tracks - I can only imagine living right on them. Then of course there's the asshole engineers who lay on the horn continuously at 3:00am just to piss everyone off. The Quiet Zones are looooong overdue. |

A friend of mine lives at the Grande and he's moving out because he can't stand the train noise anymore. He sleeps with earplugs.
Yeah, sure, do you think that the quiet zone will work? It'll work for 6 months, then some drunk out partying at the gaslamp or Little Italy will get killed and we'll be right back to the same old with perhaps even louder warning horns required.
There won't be a quiet zone after a couple of accidents and lawsuits.

| I lived just across the tracks from the Grande and, while the train horns are irritating enough, the constant ding ding ding ding when the trolly crosses is worse. That is almost constant. I don't think that is going to stop w/the quiet zone changes. |

I saw that this listing just went pending.

I think that this is totally bull. It looks like Bosa is posting sales on the MLS to make people believe that sales are happening. Most of their listing are generic listings to drum up interest for the building. I doubt this unit actually sold.
We shall see.

Here's an MLS listing that shows closed. How is that possible? The place is not built yet!!! Either way, at $460/sf, it's not good for the comps in the "primo" buildings downtown.
When the building is built, it would be fun to look back and compare the actual sold price.
