This project is going to clean up that part of the city which hasn't really seen much new construction. From CCDC: Solara Phase II Partners, LLC are planning to construct a 23 story mixed-use project on the North side of Beech Street between 4th and 5th avenues. The project will contain 185 condominiums, 273 spaces (223 residential; 50 office)parking spaces, and 7,910 square feet of retail/commercial space. Construction is scheduled to begin in Summer 07, with completion anticipated in Summer 09. |

| That pool is perfectly positioned to have sun for the most and best parts of the day. You'd be surprised how many pools get put on the south east side of a building which leaves the sun out for the peak times of the day. |

It's just my personal preference. I'd rather live in a building with very low HOA and no amenities. With the money saved I could join a fitness club to my liking. It's more fun if a really nice fitness club is open to the public, regardless of residency requirements. Why not have nice fitness club in part of the building and charge membership fees? That fitness club could draw paying clients for the neighborhood. That's how hotel pools and fitness clubs do it in many countries. |

I agree completely on the comment about having a public gym, you'd want it separated from the condos in terms of security but no question a lot of people around leads to more fun, more social connections.
I've also though it would be cool to have a restaurant on site that you could order room service from and a poolside bar. If these things are available to everyone someone can make a business out of providing the service, when they are all split up then there is nothing for anyone. |

I've been to countries where high rise developments had department store, supermakets, restaurants in the basement and lower levels. Condos, gym, hotel and offices would be in the upper levels. Right now, SD Downtown developments are boring residential islands. |

A lot of the current monoline purpose of the downtown condo complexes are related to the zoning and other regulations that were active during the time the buildings went through the process. The more recent plan is a lot more accommodating to ground level retail. Also it's worth noting that Solar Tower is going to have office use as well. This type of thing seems like a no brainer as parking would seem to be a lot easier for both groups since most likely the people that live there work somewhere else are are out during the day. It would also be easer for someone to run a unique coffee shop onsite if they had office customers during the day and residents at night.
Hopefully the city is finally heading in this direction! |
