RE #1603
1) The public records show that it's owned by a biotech executive.
2) He might be getting deployed... But that's not the reason he's selling.
3) #1603 was originally immediately listed for sale at $969,000 after the owner closed on the purchase back on 01/16/2008. It looks like the millionaires at Electra don't have that much staying power after all. It's only been 6 months so the prices are tumbling faster than I expected.
4) The decor of this unit is cheesy Realtor staging. Not the home of a military officer.

Looks like a good deal for the 43rd floor. But I think that prices will drop so more.

It's interesting that #1804's listing at $895,000, is clearly turning #1704 into a knife catcher.
That put #1704 (inferior unit, 1 floor below) under water.

This seller paid $719K for the unit and are now trying to sell for $899K.
I think that the asking price is very out of line but what would you (Brian) do if you owned this unit? just let it go back to the bank?

92101Resident, in light of #1804 listing for $895,000, #1004 has no choice but to lower the price to something like $799,000 if they really want to sell now and get out unscathed. That will give still give them a cushion to cover the transaction and carrying costs.
Otherwise, #1004 might just be chasing the market down and down.
In depends what #1004 wherewithal is. How much cash in the bank do they have? How many other investment properties they have? How much do they need the profits from this unit?

Unit 1205
The listing recently expired upon reaching 180 days. Now it's back on the market with the DOM odometer magically reset to zero. Another realtor with zero ethics who I wouldn't trust to feed my dog, let alone sell my property.
The funny thing is that they are leaving the list price at $669,000, when Unit 1705 (same floor plan) closed a few weeks ago for $619,000.
Another seller/realtor whose integrity matches their level of intelligence. |
