seriously. what a clown. look at the price history.
http://www.sdlookup.com/MLS-086023202-700_W_E_St_1802_San_Diego_Ca_92101
"Best offer over $789,000 good until 06/15/08."
i remember when it was best offer over $814,000 good until june 1st. his attempt to make this seem like an exciting opportunity has clearly failed. why would anyone buy now when he's just going to drop the price again tomorrow?

| It's a beautiful unit but still way overpriced so perhaps a few more "major" price reductions and then it might be worth looking at!
We are somewhat looking for a place in 92103 & 92101 so frankly I want it but only if the rent Vs purchase makes good sense! |

| few buildings in 92101 will come close to making sense in that regard. at least few buildings worth living in. discovery, cortez blu, aria, parkloft. you can get a unit in all of those for low 300's ppsf if you do a little digging. and they're all well built and very nice. though of course each his its issues (no amenities in cortez blu, litigation at parkloft, etc). |

50+ Electra units for sale, and just 6 have closed in all of 2008. Ouch!
The seller might try including more than just one picture of the actual unit - the rest are just pictures of the common areas. |

I expect #1802 to be the first foreclosure at Electra. List: $799,000
Minimum Loss = $44,200 + 4 years of opportunity lost on 15% deposit + transaction costs + carrying costs = Pride of ownership + bragging rights to a losing investment..... And you don't even get to live in it.
Here's the sales history for #1802.
Parcel Number: 533-532-10-74 Property Location: 700- E ST WEST #1802 Purchase Price: $843200 Living Area: 1215 Bedrooms: 2 Bathrooms: 2 Document Date: 1-17-2008
