Update on #3703 " Priced to reflect seller's motivation" I guess that 2004 Bosa price for the few and the proud was not so amazing after all.
Will this unit become an REO? Time will tell.

Did you guys see that Bosa just lopped off $50k - $100k off of its Electra listings. That will put some pressure on the flippers and a drive some of them into foreclosure. It will be fun to watch the building this fall and winter.

Sold $619,000 07/01/2008. So much for holding for the long term. At least a Realtor can feed his/her family thanks to this transaction.

That sure sinks #1701 which I wrote about earlier. Purchased for $1,039,400 (2004 amazing, privileged buyer, never to be repeated price). Now listed at $1,099,900
Based on the sale price of #2601, #1701 should now be only be about $900,000, in today's market. Good luck with the asking price. |

Unit #2503 has now been reduced to $895,000....
But Bosa just reduced #2603 up above to $919,000.
Bosa is now undercutting the flippers. This is better than prime-time TV.

Brian , I understand your fascination with Electra, since you rent there, but your dead wrong on a coming wave of forclosures overtaking the building.
Units are holding up well considering almost the entire building was bought by flippers at the peak of the market and are trying to sell them in the middle of the worse real estate collapse in history.
Unit 1301 was let go by a very motivated seller for personal reasons, and let all the realtors know they were, in fact, VERY motivated. Still, they received multiple offers (albeit all lower than the original purchase price). Yet even they sold for less than a 10% loss...BTW, all buyers did received interest on their deposits going back to day one so it's not like they lost 4 years of investment opportunity elsewhere (the stock market is down about 20% in that time).
So there are plenty of buyers out there, they just want a great deal (who doesn't?).
And all the buyers I know put at least 20% down on their units (the deposit alone was 15% + 4 years of interest).
So in order to have a "wave" of forclosures you'd have to have at least another 10% hit, even from multilple offer prices.
I'm just not seeing that, at least not for a couple years.
Only multiple forclosures bring that kind of a drop on (see Aqua Vista), and that is just not going to happen at Electra.
While you think time is on the side of the buyers, I see it different. Developement costs are skyrocketing with commodities and no one will even CONSIDER building another luxury hi-rise until prices rise in the 40% range. In the meantime downtown has all the demographics going for it.
Short term real estate is as big a toss up as the stock market to me, but over the next few years downtown has only one way to go, and that's up. I just don't see a major exodus on anyone's part from downtown, in fact, I see just the opposite.
Heck, even you recently moved downtown.

Another thing, #1603 was previously listed since 4/18/2008. Removed and relisted the same day, today, with the same broker, Prudential California Realty

It was "price to sell" then and still "priced to sell" today.

The listing says that the seller is being deployed! How many are willing to bet that it might be a ploy to tug on the patriotic feelings to push this unit over others in the building. On the same token the agent may want to put pictures of some really cute kids and mention "don't let these kinds go hungry - so please make a full price offer now".
