BuyerSC - What's up with all the bitterness and personal attacks?  If you can't handle, understand , or respect peoples opinions, stay off internet message boards.  You're only hurting other's opinions of your new home at Smart Corner - who wants some hothead like you as their neighbor?

Yes, the developer can turn around and rent unsold units.

it's pretty obvious when you look at all the resale condos downtown that property value is falling like a rock. Everything bought 04 and beyond is selling at a loss. What could possibly make somebody think that it is finally at the bottom. I can't fathom what somebody is thinking if they buy downtown today...

Passed by Smart Corner last night and saw that they had put spotlights on the building.I had to laugh as all it did was illuminate all the crackheads who call this area home.

One of the developers, Canyon Johnson Urban Funds, has deep pockets. They have the funds to hold this project until it sells out. Heck Magic Johnson could probably finance this thing himself.

SC Buyer: When you go to the Smart Corner Grand Opening party tonight 08/11, try to find someone who is employed by the developer to ask them some questions. Make sure you don't talk to their sales team because you won't get a straight answer. Ask them how sales are progressing and how many units are going to close when they get their final permits. Then ask them how long before the building will be sold out. Ask them if they have discussed renting any of the units or if they plan on doing anything similar to that. A previous post indicated they might rent the units out. Finally check to see if you have to pay any type of fee to CCDC when you sell your unit in the future. I heard the fee is 1% of the sale price.

Please post the answers. Let's stop this stupid speculation about this building. The only way to do that is to get answers from the developer.

Good post "Guest"......it's too bad I'm just reading this now:)   Your right about one thing....the sales team is CLUELESS.....I was recently informed that first move-ins will not begin unitil August 28th......and even that date is not set in stone.  

I will definitely try and get all the answers to your questions posted on here as soon as I find out.  The previous post talking about the units possibly being rented out.....sounded like uninformed speculation.  The 1% fee for the re-sale of the unit is correct......isn't this typical of new condos downtown??

BuyerSC - You are a disgrace to downtown San Diego.  My opinion of Smart Corner was pretty low already, but you sucessfully attached a terrible personality to that project now as well.

Thanks for your ironic incorrect spelling of "intelligence" and "you're".  Go back and get your GED.

New post"er" here. This CCDC fee IS NOT typical of the new buildings. In the past, the seller would indicate that the buyer was to pay that fee, but that probably won't fly any more.

What is the big deal......the contract states the new buyer would pay the fee.......I'm sure it can be negotiated between the buyer and seller though.

Oh my sweet heavens...I just found out that the studio I purchased for $250,000 at Smart Corner is only 460 sf!!!  The maximum occupancy is 1 and my friend Renaldo already RSVP for my coming out party (we'll just have to squeeze together...I don't mind!).  All you other silly gooses will need hang out in the homeless kitchen downstairs because this place is smaller than my car....

I doubt anyone here will go to your coming out party, here's why:

1.  All the snacks and beverages are subject to either robbery (by the riff-raff surrounding the building), or we would feel heart-broken about all the homeless and would donate it imediately to the homeless shelter located in your Smart Corner building.

2.  Your unit is smaller than my bathroom (450 square feet for $250K....with a homeless kitchen as retail space?!!  Wow, the builder really must love you).

3.  Sounds like you and fabulous Renaldo need a little privacy.

BTW, what was it you were saying about your sister complaining?   Was it about Smart Corner?  Why is your sister complaining about Smart Corner?  Is she complaining about the homeless kitchen?

That's funny DTF.......I recently read another thread on this website...where YOU stated you and your $2 skeez wife were sharing a 650 s.f. 1 bdrm.......I would love to see that floorplan......considering your bathroom is 450 s.f.......HAHAHAHAHA!!!!

Is there really a homeless kitchen in this building?  The sales office didn't give me a straight answer, which makes me think it's true.

Is there any reliable source out there to find out?
