Did anybody see that they are going to locate a senior citizen soup kitchen and social services office in the new San Diego Housing Commission building right across from the Smart Corner residential tower. Check it out for yourself at the CCDC website.

i smell lawsuits for non disclosure! btw east village will be getting plenty of so called "affordable housing",could be a problem longterm for people forking out 800k for a condo in the "projects". don't get me wrong,i am all for helping out the poor working masses but i think it should be spread out evenly,any subsidised housing going up in la jolla?

I think Smart Corner is one of the better new projects to come along, very innovative, nicely done. The neighborhood is where all the volatility is, I do think it is only a matter of time before the area becomes very nice. East Village closer to Gaslamp and Petco have come a long long way. That said I think you need to get paid to buy into an area that's still developing so from a price point of view you need a better deal.

Lets see what we have here.They look like nice units from the outside but the management are skittish about letting anybody into view the units.There is a large transient/homeless population loitering outside the building and I am hearing talk about a homeless shelter/mission?being built across the street.All this and their are many better projects in the area at the same prices.With the way the market is turning these days choosing Smart Corner is not the smart choice.I will pass on Smart Corner and the rest of these East Village projects,wait awhile and let the current market downturn play out and see what happens before making my move but I feel that with the current housing market conditions, prices will be going way down over the next year.

I think less about square foot price and more about rental equivalent. That said you can derive trarget PPSF from a rental equivalent based valuation.

Rental equivalent is a great way to look in at real estate for a principal residence. Return on investment and cash flow after expenses would be another good way to look at real estate for investment purposes.

If rent on a studio is $1000 and HOA's on this unit are $455 and the taxes are $250 a month what should it cost? I doubt what they are asking for the unit.

At least you had accurate infomation. I think it's good if they do something for the homeless. I have never experienced so much fear about a condo and it's location. My thought is in about 5 years it will look better.

SmartCorner is fine. I lived on Cortez Hill in 1999 and it was not all that much different. Unless we have a nuclear holocaust of some sort that area is going to gentrify and be just like the rest of downtown sometime in the next five years.

Yes, it'll be better in 5 years. But do you want to pay $2600/mo in interest, taxes and HOA for the benefit of owning a studio there now? Or would your rather wait?

Thanks for all of your responses. This forum is great.  In five years Smart Corner will cost too much, I guess you could say my motto is not to save for a rainy day.  For me fear is an enemy of reason. "Where fear is present, wisdom cannot be".  The Assault On Reason,  Al Gore's new book is fantastic.  I would also like to add that feeding and helping seniors at Smart Corner in the business building is positive and a good thing.  Any one who volunteers would be following in the Mother Theresa tradition.  When any one asked her what they could do to help her in India she said go and help and feed the old and poor in your own area wherever you live.

It's not the fact that smart corner is in a bad location. It's the fact that the value downtown is going down the toilet fast. Wait a year and save 100K. You would be foolish to buy now.

As for doing good deeds, I think everyone can agree, but what does that have to do with whether SC condo prices are out of whack?  One can simply walk a few blocks from a better building and location to help out.  Location, location, location.  Having a homeless kitchen in your location is DISASTER FOR EQUITY!!!

Walk away now if you still have the chance, otherwise you are going to be left holding the bag for years to come.  If you truly like SC, rent for half the price now and buy later for half the price.  There will be plenty of rentals to choose from at this building shortly.

Just to fan the flames . . . .

So say one was able to get a 2bd/2bd ~1000sqft at smart corner for ~$400/sqft would that be considered a good price?
