I'm waiting for when the building formally opens. That will give all the statistics we need to know to see the viability of SC.

With the credit market implosion, my bet is that 1/2 of the buyers with deposits won't be able to close escrow and make good on their commitments.

SC will open soon, so hold your horses for another couple of months and we'll have plenty of information to discuss.

Is it really a homeless kitchen, is there a difference with one that is only for seniors, since this one is for seniors, and is that a disaster for equity. I would think that there has to be a disclosure for this type of kitchen, 2 free meals, medical and legal help.

Possible smart corner buyers have more to worry about a soup kitchen opening up across the street. You also may want to consider that we are going through the biggest RE crashes that the city has ever seen. Just food for thought...

$550/sf is not a deal. It's way overpriced.
That man should have his daughter and her husband pay him back for deposit since he put it in for her.
He was gambling on "up-front equity" and lost. $7,760 is a small price to pay for a life lesson.

The funny thing is that he still believes in "built-in" equity. If' it's such a good deal, why doesn't he tell his friend and relatives. They shoudl be kissing his feet to be given instant profit.

Here's another Craigslist listing for Smart Corner. Why do you need an agent to post an CL for you? Aren't they supposed to do some actual work to earn their commission?

This unit will probably languish on the market for years.

Wow on Craigslist already. Shouldn't such a great condo in a great locale practically fetch its own renters. With only one parking space and pets allowed on a "case by case" basis, I can only imagine how many Craigslisters he'll be turning away.

While he may be a loser, he has a wonderful point. I moved downtown for a bit of the glitz, although just a bit - this is a pretty lame-o downtown overall. Far from NYC, LA, Vegas, etc.

But nothing says glam like a soup kitchen in my building.
