| Oct 18 and the building is still "48% sold" according to the agent who took me on a tour today. STRANGE. Some of the views are great, but fixtures (cabinets, carpet, bathtub, sinks, etc.) are super cheap and hallways look like prisons (dull and dark). The parking garage (which I did not tour) is supposedly 4 levels with the office bldg next door getting the top 2 levels. I would hate to circle around and around to get to my parking space everytime I came home. Overall a good buy at $100K for a 1 bedroom and $200K for a 2 bedroom. They are dealing I hear. Make an offer. |

I think they mean 48% "reserved" including the new 25 units that have been "reserved" by the housing commission for low-income.
Next time you see the agent ask him, how many have closed-escrow. In my mind, if a unit is not recorded with the County, it doesn't count as sold.
If you are considering buying, do some due diligence and take a trip down to the County Recorder's office and personally count the condos that have actually closed escrow.

Are they really selling 1 bedrooms for 100k, what about the 10th floor do you have some prices to give us for 600sq ft.

| the fact that residents hsve to park at the bottom and the soupkitchen personel gets the prime spots in its self is offensive to me,WTF? |

After living downtown for awhile, I would rather park farther down in the garage, away from the main entry. These garages inevitably get loiterers hanging out, just outside the garage entrance. Electronic gates protect against unwanted cars, but people can walk in and out while the gate is up for ingoing/outgoing residents. Especially if we're talking Soup Corner. This place is going to have lots of people just hanging out, because of 7-11, the trolley, all the fast food.
Eventually, you'll see some break-ins in the garage, and you'll be glad you parked another three floors down. |

| Sorry, I didn't mean to imply that they were selling 1 bedrooms for $100K. What I meant was WHEN the 1 bedrooms were $100K, then it would be a good buy. IMO all new condo complexes look good. But wait a couple of years. Then you'll see the true "personality" of a complex, based on what kind of people live there and how the property manager manages the building. Although low income people have my sympathy, they often make for lousy neighbors and bring a lot of undesireable friends into the complex. SC will have low income residents. |

I agree totally.
Personally, I don't mind living where low income residents live. But I certainly won't pay luxury prices for a low income building. I expect the prices to reflect the "character" of the building.
Would you pay for a first class air ticket if all the coach folks are allowed to flock up to your cabin and use your restrooms? (I'm talking international flights)
They just added 25 low-income condos at SC so the total is probably around 50 low-income units. |
