Subject: Trolley Stop at SmartCorner

I just went on a long city walk and went all the way out to East Village.  I walked through the new Trolley Stop at SmartCorner. 

Here's my observations

-- The 7/11 was clean, had quite a few customers and pretty much all of them were very respectable looking.  This isn't any different than the Little Italy 7/11's that I go to. 

-- There is a "SmartMarket" that 's under construction, I am not sure if this is a small grocery store.  Does anyone know what this is?  BTW it's nice to see a non-chain store go in here. 

--The Starbucks was normal looking, not especially busy, someone told me it was going to be a very large store.  It didn't look like it.

--The people waiting for the trolley looked like a mixture of students, office commuters and one retired couple.  There were a number of attractive females (can't help but notice that).  One group of African American kids that look like they might go to San Diego High School.   On a side note my girlfriend has younger siblings that go to San Diego High, I've been there for some events and was pretty impressed with the kids that were at the events, they acted like I remember high school kids did.  The school has a real mixed bag of all races which represents the neighborhoods of the area.  For those that don't know San Diego High School and City College are just up Park Boulevard from SmartCorner.

The vibe I got was that it felt like a real city, I've been all around the world to large cities and happen to like this type of thing so for me this is a welcome addition downtown.  That area will really be nice and dense when VantagePoint and the rental tower on 10th Avenue go in.  This is very good usage of the already installed trolley line so as much as people, myself included, might complain about CCDC at times I do believe this area is going to work out well.  This should also help clean up C Street a bit.

I also like SmartCorner quite a lot as a building.  I'm not a big fan of the prices.  I do hope they cut them so the units don't sit vacant for years while some investor somewhere tries to wait out the market.  As most of us learned in Economics 101 the prices need to go down when supply is up.

i admire your optimism,but i drive by soup corner every day,and see a very different crowd hanging around that building.at night it can be downright scary. as for c street,it will not clean up as long as the trolley runs through.even ccdc has come to that conclusion,from what i hear. lets face it,public transit in this country is not used by the average citizen,with the exeption of NY or SF perhaps. i don't see that changing anytime soon. of course some people enjoy living in gritty aereas for the thrill of it,i guess i felt that way when i was junger(lived on times square and 42nd in 1980,lots of exitement,got mugged twice in two months!) as for all the "affordable" housing going up on the east side of downtown,that will not bode well for property values. just trying to be realistic,i think it is worth to pay a little extra and buy into little italy,marina,columbia.just my 2c

No question that Marina and Little Italy are cleaner, safer and more established. I also agree that you don't get paid via a good price to venture deep into East Village. All that said I do like what is going on there and do think it'll improve. I remember moving to Cortez Hill before Discovery was built, the El Cortez was a boarded up wreck and crack whores would come out of th 10th Avenue hotels yelling at Johns. It had a seedy feeling and now it's very nice there. I do miss the old Spice House where Aria is going up now.

Personally I like a cheaper more urban place than the too clean Marina District, even Cortez Hill may be getting too "nice" now as there is a lot of HOA drama and dog pee that has replaced the prosititudes and bumpiss.

wow,i remember the old spice house now! to be sure ,we have come a long way.i would think a 20 % discount at soup corner to LI or marina would be fair value at this point.

Smith, you're right on. I also like a more gritty feeling (not that i can't afford the "nicer" areas). I'm not afraid of a little urban grunge and i'd rather not the city be a vertical version of the suburbs. Some buildings like the Grande are like vertical Carmel Valley.

BUT the price needs to be commensurate with the state of the neighborhood. I would definitely buy at Smart Corner for the right price. It's far from being right.

It would be nice if you get a trolley pass that's good for downtown only for say $75 per year. It would be nice to be able to jump on the trolley at SmartCorner and get off in Little Italy for dinner.

You are forgetting Washington DC with it's excellent Metro system which is used extensively. If a transit system take people where they need to go, it will be used.

Chicago also has a decent transportation system, the "L" even adds a classic vibe to the city. It's pretty noisy though, people learn to live with it...

I'm sorry guy.....but you seem a bit dilussional..........I live here........I've lived in REAL cities......this is not one of them.

It's depressing walking by that trolley station every morning.  This town has an overwhelming amount of well off white people and a depressing amount of poor minorities......excluding the asian community of course.    What gives??

In this day and age........I should not be the only professional looking minority walking down the street.
