If you bought in this building and the the rental rate is 50% or more, you can count on a major depreciation of your unit. Whoever will want to buy it, will want it cheap to turn it into a rental property.

They are now renting at SC. Rents are about $1300 for a studio on the high floors.
When they rent the low floor, i expect rents to be in $1100 range.

My bet is that rents will be lower next year after the other towers open.

Yes, I just took a trolley ride through this building yesterday evening around 6:30pm for the first time this year....and probably the last, at least for a while.  It was sketchy to say the least.  Empty retail spaces, sketchy people getting on/off the trolley and hanging around the building and surrounding area.  If this project is suppose to turn the area around, it has not yet accomplished that yet.  It actually feels like it is worse, seems it has attracted more riff-raff, not less.

Smart corner has units reserved for "Affordable Housing" with income restrictions. For a single individual household making less than $52,000/year you can have a studio priced in the $160's. Not a bad deal... beats the "affordable" program at La Bohime!
