| Anyone know what is going on with the tragically incorrect and bad idea of what is commonly known as "SOUP CORNER"?
Have people canceled and received their deposits back?? I would hate to live here. This idea for a condo complex is an absolute trainwreck. |

It's being quietly rented by the developer (through an RE agent) for about $1300 for a studio. Negotiable of course. I saw at 1/1 hit Craigslist for $1300 also so the prices are slipping. HOA at Smart Corner are $466/mo and up. So at $1300/mo rent, that leave an owner $834 to make his interest and property tax payments (not including vacancy and repairs).
People are hardly clamoring to live at this "amazing" place.
Have you been there are night? Plenty of most likely harmless loiterers. But there will be morning urine smell for sure.

I checked the tax rolls just for fun. And because the numbers don't lie. Opinions are one thing.. but hard numbers are another.
Out of 301 units at Smart Corner at total of 48 closed escrow. And our of those 48 about a dozen are restricted low-income. This building has been open 1 year now and sales are not moving. They have now resorted to renting out the vacant units.
Before they rent out the units, do they have to a get a certificate of occupancy and start paying property taxes? I would think so. I'll call the tax assessor's office on Monday and check. |

Here's another one. The people who bought the income-restricted units are probably payment more than rents, but because they bought subsidized units, they gave up the future option to sell at a profit.
