I am not in San Diego yet, I have not seen it in person, just have been following it online. A friend of a friend lived in the building and really liked it, they relocated because of a job. I do like the look of the building and the modern styling inside, but am concerned about any outside view in the building since both Park and University are busy streets and sitting on a balcony may not be enjoyable. Of course there are units that overlook the interior courtyard, but I think it would be boring to have the same view.
I do not have access to the NODs but quite a few people on here post them under the specific address. (That is what I meant about it will take time to look at each one in my post above) for example...
Click on this link, it is the same in my previous post above, The Egyptian Forum That is a link to various postings on units in the Egyptian.
Then click on one of the posts such as: The Egyptian #509 #509 there you can see a foreclosure was scheduled 4-2-2009 posted by jpinpb. Not every posting there shows a unit has a NOD or FC but is one way to know if there is a NOD or FC, thanks to fellow SDLookup posters help one another greatly for complexes or zip codes they follow. If you see a lot of NODs for a complex and the units are not for sale then you know there is a high potential for stealth inventory which can lead to future price decreases once the units eventually hit the market upon foreclosure.

| Question; isn't the number of lockboxes appearing on a condo community gate an indication of the number of units currently up for sale? There are only two units listed for sale at the Egyptian but something like nine lockboxes on the parking garage gate. |

| I wonder is some real estate offices leave lockboxes at a community after they sell a place on the chance they will get another listing there in the future (if the community has a lot of units). I think counting lockboxes is probably an inaccurate indicator of available units. |

wilson, for what the HOA charges each month at the Egyptian, they should be doing their jobs better. Sounds to me like the HOA is no on top of things.
Any lockbox left by Realtors that should not be left over should be cut-off and thrown away.

| Considering the number of forclosures in the building to date, Wilson may be right in that the realtors may assume there will be more and may as well leave the box for the next one. They do appear to sell relatively fast. I live in the building (rent) and the units are quite large, building solid. But, I don't like the traffic noise and Park/University intersection seems to be a magnet for all kinds of trouble. I rarely open my windows so my elect.bill is huge. I might consider owning one of the interior or south facing units, but I don't like the stucco flooring on the balconies. Impossible to clean and no drain to water them down. I don't know why they didn't tile or cement them. |

If you miss-out (god forbid) on a purchase now, there will be 7 more soon.

| Most of the time the lockboxes you see are not from "for sale" units. Many of these lockboxes are for contractors, commercial space leasing, cable, phone, etc. You really need to know which boxes are currently in use by the local MLS. |
