I'm not sure what the size of the unit is, but I think that this 2007 flipper is out of his mind. No way he can sell at this price, this year.

Yes I saw the listing. Maybe he/she thinks this is Manhattan. Even Manhattan does not cost that much!

There has to be more to this story. Perhaps they're trying to sell another unit nearby and are trying to make that one look like a good deal?

I see #103 is listed for $1M:

Interesting. The top unit had lower ceiling and odd roof lines. I actually like the lower units better.
I agree that there has to be more to the story because his unit was just bought in April of the year. It's not worth 1/2 million more 1 month later.

Is the same listing agent involved with the other units? If so, there might be an attempt to manipulate resale comps. Would not surprise me one bit.

Let's not forget that this buiding was a consruction defect case anyway. Back when it was the hokjuditsu (or somethinglike that) office bulding.

I wonder if the bank listed this unit based on the previous sales price. There is about 25% of the units in this building in foreclosure. The bedroom (loft) in this unit is not enclosed (ie do not have guests over). I would say at $500/sq ft the unit would be about $575. In other words current price is not a good deal.

Looks like the bank took my recommendation and is getting closer. Given this unit rents for no more than $2,500 so after tax benefits the price is getting close to rent equivalent.
