There was 600 square foot loft on the second floor with the ability to add ~300 square feet above the kitchen, nice patio for $440K or so.

I remember the boom years when people wanted to be "creative" and add space by building non-permitted mezzanines in their lofts.  

Adding a floor just makes the unit feel claustrophobic in my opinion.   The point of living in a downtown apartment is to enjoy a low maintenance airy modern space.

If you add floor veles, you need to change sprikler layout and add coverage under any new mezzanine or floor. If you don't, you might have a nasty surpirise when it comes time to sell.
