| Yes, I asked for anything people heard before I bought so I can see if there were any major issues - luckily none surfaced (except for the obvious housing / credit crisis that all of downtown is in, and the possibility that things get worse). Now that I live there and know what is going on, when someone states something wrong, I will correct them. |

| Hello Flint. I see two new listings from the builder seven months after the original post. Looks like everyone else is seeing the value. No chance of falling prices or rentals at Breeza, LOL. Enjoy the quiet vacancy provides before the builder converts remaining units to rentals. |

I have been there for 7 months and absolutely love it. I have no regrets and still think it was a great decision - but keep in mind I have no plans to sell, and this will just be 1 of 3 pieces of real estate that I buy within the next 2 years, but that is very similar of the type of owner at Breeza. The unit I bought only has 7 like them in the building, and all 7 are now sold, they were the first to go. So I got the unit I wanted at a great price. I have not seen prices fall since I bought, but I've seen people pay more than me. Because there are 7 units like mine, the last one that sold was the same price as mine, and it was 6 months after me in a unit w/ fewer upgrades. So I consider I got a great deal that I would not be able to duplicate today. As for rentals, sales have been too strong for it to go down that path, but not as strong as some other buildings. The Mark has been leading the way for best selling of the new buildings. But Breeza is a bit smaller than the Mark, and Breeza just kicked-up its marketing campaigns. I think they will keep seeing about 5 - 10 sales per month.

Breeza has kicked marketing up a little. I see a $60K price reduction and 5 new listings during the last week.
Glad to know you will be buying multiple units that cannot produce rent equal to the mortgage and tax payments. What will happen to the market when all the similar owners and Breeza place themselves in negative cash flow situations.
I am glad you are happy but I am super glad I am not in your shoes. |

Not really new listings, they are builder owned, nothing has changed. Building sold 7 units in January, too early to get the February numbers. The January sales included a $1.8m unit.
The floor plan I bought is now sold out, it is cash flow even right now, and will be positive when it comes time to rent it out.

| I know they are builder listings. Nothing screams strength like the builder listing units or cutting prices on MLS. At least your stack is sold. |
