Wow. Arrogance or complete and total ignorance. Hard to tell.

Might I refer you to the AV Is Toast thread, just to get a feel for the common sentiment on this building.

That 2.1M '04 price is going to get ridden hard and put away wet.
I'm thinking about 50% off the top by the time the sale closes.

most sellers in san diego are still dilusional. Wake up and realize that prices have dropped and will continue to drop. We are only at the start of the downward spiral. And with the recent fires, a lot of people that were planning on buying in san diego are not anymore.

Wow, sold for $2.1 million and now listed at $1.3. The owner probably put down a 10% deposit or $210,000 and is now looking at a loss of all of that money plus another $700,000.

Ever here the realtor refrain you should never buy the nicest house in the neighborhood. This applies to condo penthouses as well.

looks like a very motivated seller dropping prices to keep it on "today's changes". I'm not looking for anything this large and this building is not ideal, but it looks to me like ppsf is comparably low for other units this large & high in elevation. My guess is that someone will buy, sooner rather than later.

Doesn't say but that line is pretty strong evidence of a short sale. Why else keep the appliances outside of escrow.

Why would the person be willing to sell all of their personal possessions in the unit?

Could it be this is a speculator-flipper that amazingly could not recover enough on short term rent to cover their expenses? Wilson please explain to me how the total all in payments of this unti will continue to be more than the rent collected.

You would call this person who has owned the unit from 2004 a flipper?????? That would be a very, very slow flipper!!!!

It looks to me like a snowbird that maybe spends little time in SD who is cutting his losses with the declining market. They can afford to sell the furnishings because they have all the same stuff in another loaction.
