OK, so I've decided that 4S Ranch might be a place that I'd want to live in if/when I get back to SD. I know someone here has nicknamed it Foreclosure Ranch which should help us in a few years when we move. The prices still have to drop considerably in order for us to buy there, but was wondering what people thought of the area. Poway schools and being able to walk/ride bike to shopping, parks and schools are Huge pluses as far as I'm concerned. Is this area already completely built-out? What about traffic congestion--has the opening of Route 56 helped alleviate any of the I-15 mess at rush hour? Thanks as always for your help. |

If you're planning to be a local, you need to use proper terminology. It's 4Closure Ranch. And if you like McMansions, you're looking in the right place.

| Unfortunately I have occasion to go up there. The traffic, IMO, is a nightmare, 56 & 15. Neighborhood seems nice, lots of McMansions as 78T said. Big, beautiful, new homes stacked together. I just couldn't do that commute every day. Pains me to do it once a week. Not enough money or love for me to go there. As El Pato said, I wouldn't live there on a bet. BUT I guess everyone that lives there must love it despite the traffic. Schools are the best, no denying that. Unless you send to private. The Mello Roos suck. |

| 4S is THE neighborhood to be in of the Poway School District these days. Lots of Families, Lots of Ammenities, Lots of pretty MacMansions if you like that kind of lifestyle. HOWEVER, my biggest gripe is the weather as it's set in a valley - it's a good 5' hotter than PQ. Personally, I would look at Camino Del Sur homes as there is as much distress especially in Avalon Point and I think the location is a bit better. ALSO, Carmel Valley is beginning to show distress (lots and lots of construction during the boom - more foreclosures on the horizon - inventory not moving) and 92130 will be a better "investment" in my opinion. "4Closure Ranch" nickname is unwarranted. At the present time, 4S Ranch probably has the lowest level of distress of all major inland McMansion developments. Will the situation change a few years down the road? Maybe it will, maybe it won't. It's much closer to employment centers than neighborhoods like San Elijo Hills or Eastlake. Many people living there can actually afford their houses.
Demographics is somewhat unique. Go on a model tour, sit in a park, you'll know what I mean.
I used to live in an apartment complex in the area, it took me 20-25 minutes to get to work in Golden Triangle. 56 is congested going through Carmel Valley during rush hour. Otherwise traffic is okay. |

There are a lot of condominiums in 4S and "smaller" homes. That means a lot of people in their mid to late 20's who are college grads. It is a little confusing. I went to Panera there in 4S and the place was packed with what seemed to be either students or other mid-twentish people. There were a few families but plenty of laptops.

what do you mean the demographics are unique?
I'll say this. In many parts of San Diego you have to learn Spanish if you want to fit in. In 4S Ranch, you'll have to learn Mandarin Chinese. |

Eugene, Have you looked at a 92127 foreclosure list? Almost every 4S Ranch street name is listed. Don't let the lack of realtor signs in front yards fool you. There are tons of 4S Ranch homes for sale and lots of them are REOs.

I like to use ZipSkinny to compare demographics.
Generally speaking, Asians like to buy new construction in early phases (anecdotal and confirmed by other's anecdotal experience). The asians in san diego tend to more densely occupy the 15 corridor from mira mesa to 4s as well as carmel valley. |

Have you looked at a 92127 foreclosure list? Almost every 4S Ranch street name is listed. Don't let the lack of realtor signs in front yards fool you. There are tons of 4S Ranch homes for sale and lots of them are REOs.
I have a subscription to ForeclosureRadar. Right now it is showing: within 1/2 mile from the intersection of Windingwalk St & Morning Star Dr, Chula Vista (Otay Ranch): 25 bank-owned houses within 1/2 mile from Questhaven Rd and Thorley Way, San Marcos (San Elijo Hills): 14 bank-owned houses within 1/2 mile from Ralphs Ranch Rd and Camino San Thomas, San Diego (4S Ranch): 5 bank-owned houses |

realtytrac.com is incredibly poorly maintained, properties aren't added or removed promptly, sometimes they even show houses that were in distress 2 years ago but no one bothered to update their database. Also, whenever you search for a zip code, they show you all bank-owned properties in that zip code and a 10 mile radius around it. ForeclosureRadar is much more reliable.
Also, most of the distress in CV is in condos. Single family houses fare much better. There are 6 bank-owned SFRs and 23 bank-owned condos in CV.

But Eugene - there seems to be sooooooooo much more than 6+23. RealtyTrac is the leader in this foreclosure info business - they can't be that off? can they?

From your list, only 8 properties are actually in 4S Ranch, and at least 3 of those are condos. I'll look deeper with ForeclosureRadar.
