OK, I am going to harnass the powers of the internet - can you help? Maybe I missed something on the MLS - post the link here. Or maybe you are a real estate agent with a pocket listing? Or maybe you are homeowner with a fsbo?

We are a nice young family that would like to put down roots in Encinitas (92024), Bonsall (92003), or Carlsbad (92009, 92011).

We would like a nice home in a nice location/good schools with some elbow room and pretty views. We need at least 3bd plus garage and would love a pool already in place. Our budget is up to 750k, but we would prefer something around 550k.

We are preapproved buyers with substantive cash reserves and no contingencies. We are looking to buy a well-valued home and can close quickly. We are flexible, handy, and can work with or without realtors. For an ideal property, we are willing to entertain creative solutions with distressed or fixed-income folks (assuming financing, renting back room, paying back taxes, offering additional compensation, etc.)

Encinitas/Bonsall/Carlsbad are all great area's. I'm going out on a limb here but I don't think you can find what your looking for in the 550k range. I was in North County the other day and the nicer homes(school districts) are still holding there value. I think you can find something in the 750k range east of the 5 in Encinitas and Carlsbad. There are some great neighborhoods with great schools back in there. I'll keep my eye out.

Thanks, Ilivehere. There is a decent house that is inow n escrow for 500k that I like... (the one I was "underbid" by a cash buyer on) so it's not impossible. And maybe that one will fall out of escrow (hint, hint, nudge nudge if you are or know the buyer on the place I'm talking about - I will give them 5k to transfer their offer to me).

Have you looked at MLS#080039924? Its in a great school district and they're very likely to negotiate on price.

Thanks Valleda - I'll keep that in mind for a lesser price point and add it to the Encinitas places I am currently tracking. I'll probably do a drive-by this weekend in that area.

I'll keep my eye out, That one that Valleda posted looks good. The area behind Garden View is pretty nice . Just stay north of Mountain View in Encinitas. I'm sure you have already figured that out.

I'm looking too. What house did you put an offer on? If you don't mind my asking?

There are THREE houses on Calle Madrid (92009) that have been on the market for a while, but they're on small lots and back up to rancho santa fe rd. I guess that's why no one is biting. There are so many foreclosures south of Mtn Vista in Encinitas (see village run rd area), that will probably drag down prices to the north.

Jinx - I am still a backup offer on the house, so I don't want to spill the beans completely... and my 5K offer to that buyer stands - I will assume ALL terms of the contract written up and accepted, and I have the cash to do so. I LOVE that house for that price.

Hey Loony, I love your positive energy...of course you will find a home in your parameters that you want to buy. I am curious about Bonsall? I don't know anything about it, but it seems so much more distant than the other areas you are looking in? Is that true, and you just love the community, or do you not have commute issues (like me!)? It looks like it is really beautiful and a far cry from the concrete jungles many, myself included call home here in San Diego. Best wishes to you in your house hunt.

Have you looked in the Calavera Hills area of Carlsbad (92010)? Newer homes with the Elementary and Middle Schools less than five years old. There will be a new High school built there within the next few years as well. Just a thought. Check this out.

So LoonyQT, it looks like you'll buy this year.

Would you do an academic exercise for us, after you buy? After you buy, would you continue to track your neighborhood and keep us periodically updated (without personally identifiable information, of course) on the price movements of the environs?

It would be interesting to have an honest follow through after purchase.

PBK - you are the 2nd person to recommend Calvera. I haven't really looked at it, beyond noting that there are a bunch of places for sale (and in the distress pipeline) with decent size lots and pools. It's so darn close to Oceanside and Vista, however, for the price points. ? But, thanks - I will do a more thorough analysis. So far in Carlsbad, it seems to me the "best value" is Rancho Carillo... Any thoughts on that?

Brian, I may or may not buy this year. I WANT to buy, so if something comes up that doesn't seem completely crazy, I will buy for sanity and stability (and be able to focus all this newfound real estate knowledge helping others buy/sell instead of obsessing for a primary residence). It's hard to focus on the present when so fixated on the future. Encinitas is still pretty bubbly in general. Carlsbad and Bonsall are beginning to have some buying opportunities.

Kelly - Bonsall is the styx. I grew up on the E. Coast where as a kid I went wandering in the woods and catching frogs in nearby creeks (when I didn't have my nose stuck in some book). So, I happen to have a penchant for rolling green hills. Plus it's a real animal friendly zipcode - I can have a cow and chickens and an alpaca in addition to some blue eyed guard dogs. My concern with Carlsbad is that while it seems to be a pretty brilliantly planned city, it's not very "dog friendly" (not to mention any other animal menagerie). Have I gotten some misinformation somewhere? Thanks, Kelly for the well-wishes - and to answer your question, my hubby has SD/OC as his territory and I work from home, so we are pretty flexible as to where we might go.

Ideally, I LOVE olivenhain & leucadia. Don't know if I can pull that off, however... trying.

I don't know much about Rancho Carrillo, but the traffic on Palomar Airport Rd scares me and it's only going to get worse with a Walmart Mega store coming soon. Are there any oceanviews in Rcho Carrillo? I do have some friends who live there and they are happy.

I have stayed on the northern edge of C'Bad due to my kids schooling (two in H.S. and a fifth grader). Therefore I have stayed in 92008 so not to have to move them. I have been carefully watching 92010 and the prices are coming down and seem to be the best bang for the buck. I may possibly buy there next year when my youngest starts middle school. I have nothing but praise for the community as a whole.

Here's something to think about (a little off topic) is that Carlsbad has a fabulous infastructure and is financially sound with the industrial section, the airport, Car Country, the mall and the toursit area (The Village). These are important considerations when you have a home and want to build new parks for your kids to play in. You cannot compare C'Bad with any other city in North County (IMO).

As far as O'side goes. My brother lives there as do some co-workers. Never in a million years would I raise a family there. The school system is plagued with transient students from the military along with some deep seeded gang members and territory. My son plays sports and we have to travel across the freeway to those schools and it can be scarey. Having said that, the freeway and a fairly agressive police dept keep the riff raff out. I notice a huge difference when I head into O'side. It is true that you can find some Mc Mansions there for a decent price but not at the cost of who my children have to associate with growing up, which I would think is a concern of yours too. (again JMHO).

Would you ever consider private schools? If you only have a few kids you could probably cover the cost with savings from living in a bigger house on bigger land in a cheaper area.

jakob - I consider everything and anything. That said, I tend to be a supporter of public schools, because the "uncontrollable" factor of current neighborhood kids is more real-life than the microcosms created by private institutions. I already pay for public schools in my taxes, and even if the budget for CA schools is one of the worst per capita in the country, IMO there is still generally more money in public schools than private (unless you go to a really che-che one - gosh, the rhodes academy sounds amazing from anecdotes). Charter schools are more intriguing to me than private. Schools are secondary to neighborhood in general (ie, Leucadia), but I would be hard pressed to move to Vista or Oceanside... as PBK noted. Otherwise, Fire Mountain is gorgeous from a location standpoint - great character, decent lot lines, nice views.

There is tons of growth in C-bad. Lot's of new high grade office buildings going in.. so growth/jobs should be good in the future?. parks and schools galore. One thing to watch for in Rancho Carrillo is some scoping into San Marcos schools. My friend lives there now and she said they want to move in the next 5 years because they are in SM school district. (which sounds weird to me..I wonder if she is right) Her house is off Pointsettia.

I never get much traffic on Palomar Airport Rd. Try and stay south of that for housing. Also stay west of Melrose. There are some pockets off la Costa ave thay may have good pricing...just before you hit RSF road.

I love that whole Aviara area.

NC - Carillo goes to San Marcos High. BUT, San Marcos was really clever... they built a brand spanking new state of the art HS for the "older neighborhoods" and then revamped the original site for all the new San Elijo/Oak Creek residents. I don't see how SM High can be all that bad with so much new money being thrown into the mix. Your borders of PAR & Melrose were my borders until PBK brought up Calvera which I've heard off this list is nice...

Maybe she has remodel money in that budget. 550K and 150K for remodel, or maybe 750K for something turnkey.
