looker - I am putting 20%+ down, regardless what I buy. I want to stay under jumbo limits, if I can. So, while I can "afford" 750, I'd rather not spend that much. Being strapped in a still-downward market doesn't sound like my idea of fun.

Yes that's a trailer park and they have been trying to get them out of there for years so they can build mega mansions. I suppose it will eventually happen, so if you're in it for the long haul be careful. Otherwise it is an excellent location and a very nice park.

Looney, it looks like a great home. Two kitchen islands! Imagine! and the yard was nice and spacious. One thing to hope/remember is that now that is a new comp for the area and next time one comes available, you can maybe save some more money. (I know doesn't help much when we want what we want and we had the money, even more....etc. ) my condolences, and good luck on the search.

jakob - 500k, all cash, no credits. I am going to investigate who got it and find out who their agent was and if they knew the bank person... not sure about lakeside as that's pretty inland and I'd like to stay W. of the 15 but will check it out, thanks.

pbk - I've been tracking that maritime place- it's out of my budget a bit... I guess if the short sale bonks, it will be an reo for who knows what price.

wow - unsure buyer - good for you! At least you are keeping busy!! What kind of master's program?

So - I only drove around Encinitas for about an hour today - Encinitas built in the 70s is out (pretty much anything in my price range)...

What's the scoop with Villa Blanca? It seems like an interesting area - anyone have a scoop (ncgirl?) ALso, the New Villanitas area? Would love thoughts. thanks!

Villa Blanca is a good area, but its within two blocks (to the south) of some pretty questionable areas off of Regal and east of Regal (except for the two streets of McMansions). You can walk to downtown Encinitas from there, and that small develpment is secluded.

Looney, I know you don't want to belabor the Bonsall house issue, but two things:

1. All cash and they closed in 21 days. Probably lacked many contingincies as well. No matter how "qualified" you are, you are only as good as the financer you are using and in this time that's scary for a seller (especially a bank). Would suggest, if you are not already, that you become fully DU approved.

2. Many times the listing agent will end up doing the work for both sides if buyer is representing self. Often in foreclosures, the bank will not pay the listing agent unless they actually write the offer for you and are representing you. If you wrote your own offer, its possible the listing agent did not want to do double work for single pay (this is written with all due respect...I only get the feeling from your posts that you are representing self and I do not assume that you would not be able to do the work of the transaction, just trying to give some insight.)

Thanks nalalem - in reference to the deal I lost - I didn't write my own deal. I asked the listing broker on the day it went to market as a bank owned property whether he preferred: 1) writing up the offer himself (dual agency, all commission) 2) having me write up the offer (no dual agency issues) or 3) if he had an agent in-house that represents buyers that he would refer me to. He chose option 3.

As for loan - I had 30% on the table and a Wells Fargo preapproval and no contingencies.

What is DU? (directly underwritten?)

Moving forward, I have access to cash and will finance post facto.
