| Hi. My family (2 adults, 2 kids (elementary), 2 cats) is moving to San Diego in about a month. We are planning to rent for a year + as we are loathe to buy while prices are still dropping so dramatically. Ultimately we will buy 4+ br, 2+ bath. We will be hoping for a pool (or room to put one in), a view, a cul-de-sac, and, of course, great schools. DH will be working off of Mira Mesa Blvd and we'd like to keep his commute to 1/2 hour or less. So far recommendations from his co-workers have been for PQ (92129)or RB (4-S) (92127). The realtor we have been working with seem to lean toward RB. Kids will be 1st and 4th graders. We'll be renting sight unseen (other than photos) but aren't too worried about that as its temporary. Should we also be considering 92128 or would commute be too long? Are all the schools good in Poway Unified or does it vary? Any insight much appreciated. |

Read thru the "Moving from NC to SD" thread. You'll get some good renting ideas. Of the places you mentioned, I'd prefer PQ (the Torrey Highlands area). Near the intersection of the 56 and Camino Del Sur. You could easily rent a place in Torrey Highlands based on pictures alone. Newer homes (built in the early 2000s). Great central location.

One last thing... most people don't find realtors very helpful when it comes to rental properties. The best rentals are often where you rent directly from the owner. Try Craigslist: http://sandiego.craigslist.org/apa/

I grew up in SD and the schools in RB, PQ, Poway are all part of the Poway Unified School district which is the best in San Diego (all the way from elementary through high school). Another place you might want to look at is Scripps Ranch which is a very short commute but I'd recommend renting in an area/neighborhood that you think you'd eventually end up in so if Scripps Ranch isn't in your price range, I'd forget it. These are the older established areas. The commute from RB to Mira Mesa is definitely bearable and should be around 30 minutes depending where in Mira Mesa your place of work is. Other than that, the only other places I would look are the Carmel Valley, 4S ranch and neighborhood in between which is right off the 56. Those are all newer neighborhoods which are nice but have the Mello Roos cost... since your kids are young, you're at least getting what you pay for. These are the newer areas with newer homes and schools but still expected to be very good. |

If you post some of the rental address we can help you out with opinions..I would be leary about craigslist sight unseen way to many scams going on now. |

This year it was go Phillies, as I'm sure you've heard. Thanks for your post. I like Torrey Highlands (especially for commute) but craigs list scares me. So far our realtor has been helpful. |

| Thanks for your reply. I think that Carmel Valley is too pricey for what you get (square footage wise, that is). I was wondering about Scripps Ranch but thought that maybe there would be a lot of air traffic from Mira Mar? There are two rentals in the running right now, one is Torrey Highlands, Via Francesco (townhouse) and the other is in High Country West on Windrose. Schools would be Willow Grove and Turtleback respectively. The HCW house seems like the neighborhood might be a little more family friendly,,,??? |

Im from the Main Line, graduated from Archbishop Carroll. I live in 4s currently (Renter) and you can find a good 4 bed 3 bath for 2500-3000 depending upon the Subdivision. You wouldnt need to get on the 15 technically if you went over Black mountain to commute. I would recommend PQ or 4s only bc i know the areas pretty well. Scripps is nice but I dont think its in Poway school district so if you live there and love it enough to buy, something to consider. |

I should also add that I found my rental on craigslist. I recommend it over anything on the web to find a rental.

Torrey Highlands is much newer ...High Country is a nice area of RB its older I'm not sure school wise but others here that have kids in those areas would know, But both will be good.with RB you will have a little more privacy as you won't be on top of your neighbor's. Both locations are a easy commute

I lived in Glenside PA (just north of Mt. Airy/Chestnut Hill) for about 9 years. Hubby was a lifelong Philadelphian till he saw the light and saw San Diego (where I grew up.)
Scripps Ranch hasn't been mentioned. It's got good schools also. And speaking from personal experience, you should consider University City (the UC in my name). Good schools and there are a decent number of houses for rent.

Dingeman and EBS are both top notch elementary schools. I live DT but gf lives there, has her kids in school there, and she loves it. Avoid living in Mira Mesa at all costs based on all that I hear....except from ownhomeinsd who is far less than objective. Good luck with your move and as an East Coast transplant also, I hope you and the family love SD as much as I do. |
