Subject: Condo's that Accept Large Dogs & Realtors that Know

Does any realtor know or have a list of the condos that accept large dogs. I am looking to sign a contract a realtor but when I quiz them on the subject almost everyone i have talked to seems clueless. What i am looking for in a realtor before even considering sitting down with them or signing a contract.
Someone who can answer questions about condominium complex, if I were to call the HOA myself and find out, then what is their purpose?
Someone who does not suggest high crime areas or run down areas just because changes of getting a property increase. I know its hard to get a property in a nice area for a decent price, again if it wasn't I would get it myself without a realtor.
Financing is a separate issue and I have found my own and approved on my own. Your preferred lender is not my preferred lender.
Your preferred inspector, title company, escrow closer etc, is not necessarily what I had in mind.

So when I look for a realtor i am not looking for a loan officer, or inspector or an escrow closer. I am just looking for someone that answers real estate questions, shows properties in a timely manner and gets paid for it at the rate of 2.5%. Which would be $2500 for a100k property and $5000 for a 200k property and $10000 for a 400k property.

I am close to giving up and going for the brokers licence test myself.

I doubt you'll find anyone that has this information in a database or anything. It's probably somewhat of a manual process to find out from the HOA office as even if a large dog was allowed a year ago the rules can change.

Ever thought about buying a house with a backyard? Might be easier on everyone including the dog? :)

I have a realator my mom is using that we are very happy with. He does not "hold your hand" but tells you like it is so not for everyone. Example, my mom kept saying she wanted XYZ and he immediately stated you can not afford XYZ, so I am happy to show you what you can afford and a bit higher in case we can negotiate down. He is a Broker, appraiser and general contractor so he is very kowledgable. He has also highlighted what projects are in litigation which can limit lenders willing to lend on the project. He did not push his lender, my mom is using an online lender that he has no relationship. He does look at the approval to make sure it is realistic, which my mom actually liked given all the lending crap that has happend. Not sure if he would be good for you but can give you his contact info if you want (offline - I don't think he would want me to post it)

it depends on what you define as "large." a development may also have breed restrictions. you use the plural term "dogs" an the number of pets also can be a requirement. there is no such thing as a master database list that would tell you everything you want to know.

with a confrontational attitude, you will likely be happy with no agent.

CT- You are not going to find a realtor that knows that for the whole San Diego metro area. Do you know a specific area or two you are looking?

I agree with Wilson, I will be better off without a Realtor for the moment. I purchased several houses before without employing a realtor, either direct foreclosure, bidding at the house or through the sellers realtor. An the closing costs were a mere $35. However, being new to the area, still leaning the tricks of the trade and would potentially need a realtor for my first purchase. Said that, I would need to be a little bit more tactical declining all their "added value services", preferred lenders and so on.

The 8 or so online broker classes seem a breeze when compared to finding a competent and honest realtor.

Downtowndude,

I can see your beef is not with dogs, since you own some. Might be my thoughts of Realtors, and since there is no point arguing over this, I will go back to CT, thats the long term plan, but for now my main focus is to purchase a condo :) I am not a downtowner type by the way!
