I like modern design... but I can't afford it. Not just the purchase price but the staff to maintain such a property.

I find this PDN property especially interesting. Looks like it started out at around $4M and is now going to the court house steps with a suggested starting price of $2M. If this sells, it should be very telling as to the future of the higher end in LJ.

I've got to believe this thing will bring at least $2M (mid $500's per sq ft) even in today's market. ... if it doesn't, there has to be a less than obvious reason why.

If anyone has any more info on it I'd be very interested to hear about it.

I felt obligated to post these LJ foreclosures, since the coast is immune. Say it does sell for $2M, do you think it'll bring down the comps some? It originally sold in 2001 for 950k. Should be interesting to watch. Is the owner really Fillippi's Pizza?

I'm no expert, but with "asking" prices in the $1000 per sq foot range on houses 3-4 blocks off the water, this would have to be considered a bit of a wake up to anyone who really wants to sell a home in the Barber Beach area of LJ this summer.

Or it could be considered an unfortunate "blip" and gets buried in the back of the MLS. Time will tell, but I think this is further signs of coming cracks in the high end.

I believe that prices will revert back 2000 nominal prices. Either that or a very long, long period of stagnation.

Sorry. I just read it and noticed that the site address is Tyrian, so this must not be the Chelsea property you speak of, unless I'm just not finding it. That's the only Chelsea property that comes up in my search.

..... and some said that the coastal areas are immune.

We know that the people would bought expensive property on the coast have more financial wherewithal. But those properties also have might higher carrying costs which will deplete the cash savings and chip away at that financial wherewithal.

Like I said before, ownership premium in La Jolla is $1000 to $2000 per month on a plain house. If the owners can't carry that, it can only mean:
1) Savings accounts are pretty depleted.
2) Regular income barely covers monthly expenses (people are not as well-off you might think).

Yeah. Coast area is immune. Can't count one property. Oh - wait. There's 4 right here on 1 person. Wish I had the time to dig through all the stealth inventory. It's like an onion.
