OK - I pony up fifty bones a month for the convenience of not shlepping down to sort through county records using realtytrac to monitor property foreclosures instead.

HOWEVER, I am wondering if that is the best service? Has anyone actually done a feature/benefit comparison to foreclosure.com or foreclosureradar.com? Are there other sites? If you subscribe or have looked into subscribing to a foreclosure information service, I would love to hear what you like/don't like/value for $$.

I subscribed to realtytrac last year and found theny even listed one property (that I was interested in) as four properties on same day. This property was not the only multiple-listing I saw then. I also tried to contact sellers with the infomation provided by realtytrac. It didn't work at all. So after exhausted searching for forclosures in this way, I gave up. I don't know if there is any improvement in data accurancy for realtytrac recently.

For example, they listed one property as two foreclosure properties if there are two loans on it. Some foreclosures were slod but still on listing for a while (months). So, it told me what foreclosure number means.

A couple of weeks ago, a house I was interested in went to the foreclosure auction. The auction was scheduled for 10 AM, they only got to that particular house around 12:30 ... 1. ForeclosureRadar.com updated the listing and changed the status from "auction" to "bank-owned" some time around 4 PM on the same day.

RealtyTrac.com is still showing it as "pre-foreclosure".

I just found that it is two loans, two Deeds of Trust, and then two foreclosures. Recently foreclosures mainly from homes puchased during peak time and high percentage of buyers owned more than one loans. Plus, those did refinancing and took money from their "money machines" have two or more loans. This is why we see foreclosures increase dramatically.
But real properties involved in foreclosure steps may not increase that fast.

QT - I pony up the $50 as well for realty trac. I find many homes listed are in default but not listed as short sales. I think it is worth the $50 to not waste my time on these phantom short sales. Good question because if other sites are cheaper or better I will make the switch.

I had a subscription to RealtyTrac and I canceled it because their data is corrupt and inaccurate. I now subscribe to Foreclosure Radar and it's completely accurate and timely. I would highly highly recommend Foreclosure Radar.

sorry to hear you guys are shelling out the $50/mo to get data that is available for free. I just hit up my local Title company and subscribed to their weekly email that lists all the nod, nos and reo's. All the same data you listed above, but for $free$. Granted, they don't list the trust deeds, but all I have to do is email them the address and they will look it up for me.
I always suspected these sites were a rip-off, and now I am validated. I mean, if you got the money, more power to ya. I'm sure there's a convenience factor that makes it worthwhile.

foreclosureradar is heads above the rest. Its more up to date, lots of search options, historical data etc. no contest.

Last week I tried to cancel by $40 subscription to Foreclosure.com.
They immediately offered me a lower price of $23 to continue the subscription.
