| Is any part of Imperial Beach considered a nice neighborhood? Are the couple of blocks by the coast/beach decent enough? |

| And it doesn't even have its own police department - they borrow the sheriff's department from National City, if memory serves me right. There used to be some nice condos right on the beach but I haven't been down there in years - got tired of fighting the immense crowds just to go to the sandcastle competition - so I don't know exactly what condition those condos are in now. Imperial Beach in general though just spells junk and trouble. |

So this is just a modest condo at UTC. But it's a nice area in many buyers' views. People were claiming that UTC would be immune because of all the tech jobs in the area.
I have no doubt we'll see such condos below $150,000 when the tech layoffs occur in earnest.
7130_Shoreline_Dr_1106_San_Diego_CA_92122 You could not get a condo in El Cajon for under $200k a couple of years ago.
Patient buyers will get granite for free at Year 2000 prices. ;-)

Sorry Brian, not a good example. 597 square feet surrounded by apartments, bad location, concrete jungle. UTC crappy apartments/conds were seriously over inflated. Just like your little Downtown condos.
Go look in South c-bad, La Costa. Seems like there are some good deals there.

IB has come a long way. It's still not perfect, but it's way better. Steinbeck called it Whisky Flats, in the 70's the Border Bandits motorcycle gang was a problem, and there was some financial trouble in the 1980s. In some ways IB reminds me a lot of OB, maybe from the 1970s or 1980s. Recently, it's cleaned up a lot. A friend of mine who moved away from there was complaining it looked too clean, he barely recognized his chiildhood IB...
Along Seacoast drive and the coast, it's pretty nice. To each their own, I guess. |

NCgirl, it's cool that you're picky and proud. I thought that I'd throw some bones out there for those who can't afford (or don't want) McMansions.
LJczar, what kind of litigation is going on at Lucera? I would think that Lucera is a good place for young folks who work in the UTC/Sorrento Valley area.

Seems that everytime a "monster" drop is posted, it is on either 1) a very old home or 2) a home in poor condition Sure the its a big price drop in a nice area (Encinitas), but its a pretty poor looking home to me.... It would seem to me that NICE homes in a NICE areas are in a much better spot and less apt to drop in value right? |

Here is an older twin home in Encinitas. Nice area , great street. I actually put an offer in on one of these a few years ago for 565K. They did not even counter back...the RE said to me "sweetie, you need to come back for something closer to 600k for us to counter offer". These older houses need $$$ to fix up. She did not want to hear it. Here's one for 499K. |

The one I made an offer on was not fixed up. Popcorn ceiling, oak 80's everything, needed at least 65k in work.
I'm just this Summerhill one it as an example of a "monster price" in a nice area. |

Here is one in Del Cerro. Great house, great lot size, good neighborhood, good price.... oh bummer, right across the street from PHHS. Busy street, bad location.

Summerhill one is for short sale. The price is listing price. I like to check sold prices. Here are recent closings in the area. Recent Encinitas Closings I checked those sf houses sold in September. All sold well above 2003 level. For example, 617 Brae Mar one sold at 1.05M. It was sold at $785,469 on 08/29/2003. 1077 Aloha Dr home is the only one has monster dropping (28% from peak price). But it is a old and small one (built in 1958, 3br/2ba/1371sqft, NO GARAGE), not a nice house in the area. |
