Ok. I say losing 155k in 7 short months is a considerable drop. 4878 Mission was sold 3/28/08 for 750k.

803 Wilbur just sold for 595k.

KCF who bought Mission took quite a loss in 7 months. What is the likelihood that Wilbur will suffer any loss down the rosy path of our economic times?

I can make quite a few trips to Italy with 155k.

How about ZERO price change? This place in Point Loma just reverted to 2001 pricing. Seems a little like a fixer and nothing special, nevertheless, it has the same price as 2001.

3530 Wawona sold for 400k.

Hmmm...maybe. There are about 4 or five homes on the the lot area. They are all newly built about 3 years ago. I'll go look at the other addresses.

No, that's right. The others all sold for 2.3mill and one for 2.45mill in 2005-2007. I think one went REO already. Unless the builder bought the lot for 3.7 and then threw those houses up really quick? If so 2.3 to 1.5 is still a big drop.

I was checking out the La Costa Ave monster drop and saw this nearby listing on the same street. What is up with this price that is 300+% over the 2004 price? Is the 600k the price paid for the land and it was a tear down because the taxed value is 1.34M

According to the County, Taxable basis is 2,000,000
Land 1,300,000
Improvements 700,000

I guess they were reassessed when they built the house in 2005.

Assuming the owner paid $606,000 for the land, they would now have $1,306,000 in this property ($606,000 + $700,000)

$22,943.45 in prior year's taxes defaulted.
Looks like this will become a distress sale, if it isn't already.
