There always seems to be a discrepancy between DataQuick's number of sales and what I see in SDLookup for La Jolla. This month seems to be particularly off. DataQuick's numbers as reported by the UT claim that 20 Single Family Residences closed in June in La Jolla.

But when I look at SDLookup's recent closings for La Jolla, for the month of June, I only get 9 SFR's.

If I count condos, SDLookup lists 31, while DataQuick's numbers report 35 resales and 2 new. So, even if I'm counting some SFRs as condos (It's not always that clear in La Jolla) the numbers still don't add up. And... If you add all of SDLookup's closed sales for La Jolla for June you get 40, but DataQuick says it's 57, which seems like a pretty big difference to me.

Anyone got any idea who is correct? I could see there might be a few homes that sold off the MLS so they might not get reported by SDLookup. But over half of SFRs and 17 total in a month? Does anyone have access to other data that would confirm or debunk either SDlookup or DataQuick? Are other zip codes off by this much?

Inquiring minds want to know....

I don't have time today - but I would look at the county site - they haven't yet posted june sales, BUT you can cross reference on sd lookup the addresses of whatever is available this year against - http://users.ixpres.com/~gtriphan/08-1lajo.htm which has thru May.

I believe that SDlookup reports sales per MLS, that's why developer units that sold don't show up. It seems like they need to do something to reconcile recorded info to the MLS reported info.

Dataquick reports recorded sales.

I like the following site. They give you the list of sales (so far only through May). If you have time, you might want to compare to the SDLookup reported closings.

I doubt this will clear up anything.... but......

I went to the link suggested by LoonyQT and Brian and did some counting. This site doesn't distinguish between condo or SRR. Nor does it have numbers for June. However, here's a comparison of the numbers for Jan through May

Month DataQuick SD Comparables
Jan 08 44 42
Feb 08 35 35
Mar 08 35 23
Apr 08 51 46
May 08 59 48


While they start the first two months as being reasonably close, they start to differ with March pretty significantly

On SDlookup, May 5th is the oldest day appearing in the Recent closings, so it's not complete for the month of May. But from the 5th to the end of the month I get 46 total closed sales, which is a lot closer to San Diego County Comparable's tally of 48 for the month.

I wish there was some way to get people who actually produce the data to weigh in and explain the differences. Maybe get DataQuick to give the addresses of the properties that they used in their counts so we could verify their data.

Anybody else up for checking other zipcodes to see if this divergence of data is just unique to La Jolla, or if it is something broader?

Okay, looks like the forum software strips out extra spaces making my table kinda hard to read. Let's try this;

For Jan 08 Dataquick reported 44 while SD Comparables reported 42. Not much difference
For Feb 08 Dataquick reported 35 while SD Comparables reported 35 also.
For Mar 08 Dataquick reported 35 while SD Comparables reported only 23. So SD Comparables only found 65 % of the sales that dataquick did
For Apr 08 Dataquick reported 51 while SD Comparables reported only 46. Within about 10% of each other
For May 08 Dataquick reported 59 while SD Comparables reported only 48. So SD Comparables only found 81% of the sales that dataquick did.

Oh, and in case I wasn't clear above, this table is for total combined sales, not just SFRs

Interesting, XBoxBoy.

Perhaps someone else who has access to Dataquick information could chime in . You would have to look at the source data (detail sales) to determine where the discrepancies are.

xbox - why don't you send your findings to dataquick and ask them to validate their data? I know, if I were in the business of brokering information/statistics, that I sure would want to have a clean reputation. You can questions with statistics from other sources, particularly the county that differs from their statistics - they should be able to clear things up. If they don't respond, I would think that speaks for itself...

Has anyone asked both SDLookup and Dataquick to define the methodology they use in compiling their statistics. I think I saw a post wherein someone declared both sources used recorded transactions. My question is, are there alternate ways of defining a recorded sale/transaction/whatever? It might appear so obvious as to be a stupid question, but these types of details are often taken for granted.

I was wondering how up to date this site is also. On another realtor site they have 405 listings in PB. Granted, 60 of them were rentals, but still, according to SDLookup, there are 305 listings in PB in their market overview. Something is amiss.

SDLookup gets daily updates from San Diego's MLS service. That means the numbers you see in SDLookup will be as accurate as the real estate agents make it to be. The numbers are off because not everyone sell properties through MLS. Family members can start an escrow process without the property ever being listed on the market.

When you refinance and take cash out of a property, it counts as a transaction. So it really depends on what it is you are looking for.

I have noticed that SDlookup does not even have all the properties listed on the MLS. What gives? I think SDlookups IDX provider (the link from the MLS to SDLookup) has some glitches.
