I think you presented some valuable facts Eugene. I think everyone is too nervous to look at the real facts without being called a youknowwhat.

I don't know the future of San Diego, but I do know West of I5 where I reside, the richer keep moving in every year. I think the beach is the best way to hold and grow your value. I have rich hispanics that live by me too.

You **DO** really need to be careful where you buy because populations and schools do change. White flight could be a very dangerous thing to your nest egg. That's why I tell everybody, TO ONLY BUY WEST OF 5. It's the surest thing to hold onto your wealth. It's better to have a shack in a growing area by the beach, then a mansion in Poway or Rancho Penasquitos.

Having been born and raised here for fourty years now, the lower rent districts back in the day were Logan Heights, National City, Lemon Grove just to name a few. Today, the lower rent districts are still, Logan Heights, National City and Lemon Grove. Back in the day, the population was less than 1 million, now, I think it's pushing 4 million but I don't know that for sure. My point is that the entire region as well as the country is growing and people will continue to flock here no matter what simply due to the fact that San Diego boasts the best weather pattern of any large city in this country bar none. You pay for it, that's for sure. Those that can't afford to be here move out to places they can afford. Those that can, move here. Whether or not we are gaining in Hispanics doesn't amount to the future outlook of San Diego real estate. Pricing is determined by what people are willing to pay to live in a certain area. There will always be pockets and neighborhoods in any major city that do not appeal to everyone that's why you do your homework before you buy. To say that an area is going to get overrun by what sounds like "undesirables" is saying that we shouldn't buy homes here because we live in an earthquake zone or flood zone. Sure, there's always the possibility, but I don't see the likes of Carlsbad or Encinitas or even as you mentioned, Santee or even El Cajon getting so overrun as to affect the purchase prices of housing.

Something I thought about yesterday, don't know if it's been addressed in the thread that got deleted. Basically a counter-argument. We don't know how big a role funny-money loans played in this minority expansion. Without stated income loans, most of them would not be able to buy in Poway and Clairemont. Secondly, Chula Vista and National City were at the receiving end of a big money pipe. A median house in CV west of 805 appreciated $300,000 between 2000 and 2005. A lot of money to sponsor expansion into neighboring areas.

And now what's happening is that poor minorities constitute the bulk of foreclosures, and they are losing their houses as fast as they were buying them. Without access to funny money, SD is an expensive city. Maybe white flight will be moderated and some of that minority overflow will end up moving into cheaper states.

Good places:
Coronado, Point Loma, Ocean Beach, PB, La Jolla, Del Mar, Solana Beach, Cardiff, Encinitas, and my favorite Leucadia.

Hundid-In a growing area near the beach?????? What are you smoking. Those shacks near the beach are going to remain shacks near the beach because the surfer dudes and old foggies want to freeze these communities in the 1920s. When i did appraisals in cadiff, encinitas and leucadia, there was hardly a shack with a straight wall in the whole town. These are run down plywood villages suffering from massive deferred maintenance. Most of these people have never owned a paint brush. People in these communities are living in a time warp. The whole area stinks from brain rot. Love tanika

Goverment interference is actually a good thing in this case. The more restrictions, the more I benefit.

Maybe your brain cannot understand this concept. It's obvious you cannot even spell so good luck to you on missing the entire point.

I went to go look at a house WEST of the I-5 2 weeks ago and the people were still living in it. The realtor was at the driveway when we rolled up and the first thing he said was "There must be some sort of path down here because I've seen about 3 or 4 mexicans rolling by w/ stollers".

So we go in the house and there was about 7 or 8 more or less adult mexicans (older than 16) in the dining room. This was a 4 bedroom house so I didn't think twice.

Head down the hall to the look at the rooms and then there was 2 more people in the master. Next room 2 kids. Next room 1 kid. Next room 2 more people. So at this point we are up to approximately 15 people living in this 4 bedroom house. So at this point we were thinking wtf? So one of the kids asks if we want to see the "granny flat". As we walk by the garage we notice the side door has curtains on it. We ask the kid what is in there and he said a family of 3. .

Ummm.....

So we go to the "granny flat" and it's literally a small storage area that has been converted into a room with a microwave, hot plate and small plug in fridge w/ 2 more people living in it. So much for it being a path. It was all the people coming home!!

So check this.... 2,700+ sq foot home with 18-19 PEOPLE LIVING IN IT!!!!

WEST OF THE 5 IN ENCINITAS.

I am by no means anti-mexican (iimigrant) and I employee many legal residents but that was freaking absurd. This is west of the 5 in encinitas so just think about what all those homes are going to be like in Temecula, Murrietta, Elsinore, Escondido etc (and maybe even homes in the coastal area)...

If you are packing 10-18 people in a house it doesn't matter if the house is 750K. That's still only a $3,800 payment (to own..not rent. Rent would be cheaper) divided by 10-18 people. I think most day laborers can make 200-350 a month.



Just my .02... Take it as you will....
