I'm noticing a new trend where condominium developers are assigning parking spots rather than deeding them as an outright owned entity. In other words I wouldn't own parking spot #101 but I would have the rights to park in the building and am currently parking in spot #101. What are the pros and cons of this? I'm like to try and see things from all perspectives and if this is a new trend then this would at some level be a negative. That said I can't really think of why this would matter. |

| I discovered this too a few months ago. It worries me. The HOA has the power to reassign parking spaces. If you got on their bad side, they could retaliate. I much prefer deeded parking, but most, if not all, condos are going to assigned parking. Even the big new Bosa projects downtown. At least make sure that the parking assignments are recorded with the county. That makes them harder to change. |

I would think that a deeded parking space allows you to sell it outright if you decide you don't need it.

What are parking spaces renting for downtown in residental buildings? I will soon have 2 parking spaces in a new building and only need one. I may rent the other out. They are not tandem spaces, of course.
I've heard estimates of $50-200/mo! |

Depends on the building. If it's a new place that is largely vacant there won't be the demand and the ensuing premium. $100 per month seems like a decent price.
Electra seems horribly short of parking so any extra spots there would seem to be worth a premium. |

| I always thought that parking spaces included with the purchased unit. Regarding the assigned parking-if you were to have two spaces when you purchase the unit, you will always have two parking spaces (even if they reassigned)? |

If the space or spaces are "assigned", what would be the reason why a condo association would do a reassignment? Would they ever take a parking space away? |

| I don't think you can sell the parking space unless you have a separate deed to it. Usually if it's deeded, then your parking space is identified on the deed to your condo, not on a separate deed. At least in San Diego. When I researched the topic, it looked like in some other states you might get a separate deed to the parking space and then you could sell it by itself. |

| I think that in NYC people buy and sell parking spaces all the time. I think it might be a good idea to do that in SD. I think it's smarter to have the living unit and the parking space separate. |
