This unit is very interesting, it's a bank owned foreclosure that's listed not very far from the original sales price at La Vita. Also the pictures are pretty funny, picture two is of the washer and dryer and then there is the horrifically trashed carpet in the living room.

This pretty much personifies an REO, throw it out there as is and see who cares.

That's the original carpet as all La Vita units came with the same carpet. If you bought it I'd just plan for a two week period where the unit was cleaned completely, repainted and new carpet.

Cleaning is probably $300, paint $500 and new carpet $1,000. It makes it easy to look past the crummy pictures since $2K goes a long ways and you get to do it the way you want it.

I'm a buyer at La Vita at the original developer prices. These were set in 2002 or so and do represent a decent price. The sale dates show the closing date but on a new development the contracts were signed very early in the process.

It's good to see units get close to that point.

Even at 2002 prices the Downtown premium is too high compared to price-per-square-foot of a nice house in the suburbs.

How many single professionals can pay $1000/month in HOA and taxes, even before you touch the mortgage interest payment (not even talking about paying down the principal)?

Why do you need a real estate agent. They'll just show you properties and work they charm to induce to you buy.

Just watch the prices drops until early 2009. Then you can start to look for a real estate agent. By then, only the good ones will be left standing.
