According to Wikipedia:
Mission Hills is a neighborhood of San Diego, California. It is located on hills just south of the San Diego River valley and north of downtown San Diego, overlooking Old Town and San Diego Bay. It was subdivided on January 20, 1908 as a smaller portion of what is now referred to as Mission Hills. The City of San Diego describes Mission Hills a being the area north of Horton Avenue, South of Mission Valley, West of Dove and Curlew Streets and Reynard Way, and East of the Old Town community area. Mission Hills is part of the 92103 zip code area.

I guess that makes Paloma Nuevo a part of Hillcrest since you need to be west of Dove (but not on Dove) in order to be part of Mission Hills.

I'm new to this site and had a couple of questions.
First, what is "stealth inventory"; and second, does anyone have any recommendations on the best services (realtytrac, etc.) for checking out foreclosure properties.
Thanks for any help available. |

Stealth inventory is something bloggers made up. OCrenter calls it phantom inventory. It's housing units that are not currently listed and therefore apparently "unavailable" for sale. But they are distressed units which eventually become available for sale at lower prices that torpedo the other listings. I've never subscribed to any foreclosure service. Please let us know which one you like better. It's smart to do due diligence before buying. |

I'm going to post Hillcrest "cracks" on this thread because they belong to the same zip code, and because SDLookup lumps both neighborhoods into one.
The bank will probably lose about 1/2 to 2/3 of the initial $400k value, after transaction costs, foreclosure costs, defaulted taxes, attorneys, etc.. That will teach them to make stupid loans.

jp, I've been concentrating on condos an anything new than 2000. But I'll be looking at old houses as well now to expend my horizons. I'll post if I see something interesting.

Here's a Terracina townhouse that's below 2003 brand new developer's price -- I believe a harbinger of things to come. This neighborhood is no good in my view because it's surrounded by hills so you almost feel like at the bottom of a canyon.

Here's an interesting house to look at. As featured on Bubble Markets Inventory Tracking. So much for "solid" pre-bubble buyers.

Imagine the luck of perfect timing bestowed upon thee. Well, [owners] knows all about that as they were able to buy their 1,130 sqft home at 4298 Hermosa Way in the expensive and established neighborhood of Mission Hills just next to Old Town San Diego in November of '95 for $255,000.
Unfortunately, the lure of that housing ATM got them good. In 2002 [owners] dipped in for $383,000 in refi's and HELOCs. In 2004 the itch came back, and this time they went all out and refi'd and HELOC'd $774,400.
3.5 years later, [owners] just got their NOD. How many [such owners] are there all over established neighborhoods across San Diego? Only time will tell... |

| Not that it matters, but I live right by the "Mission Hills" sign. You'll see it driving west on Washington Street, halfway down the block after you pass First Avenue. So any of the numbered streets would technically be on the Hillcrest side of the sign, even though they do feel more like Mission Hills. |

This house looks like a Clairemont remodel and so does the house next door. Where exactly is the "Mission Hills appeal?" What is with the big blank wall facing the street and the water meter that greets you as you walk up the front walkway (couldn't they have moved it to a more inconspicuous spot for $1.3M?)
Finally, nothing screams c2000 like overdoing the cheap canned ceiling lights--kind of like shag carpet from the 70s.
I like the photo of the dining area, but the three red candle holders came from Bed Bath and Beyond and cost $19.99 for the set of three (before the 20% coupon). Cute, but come on...who do they think they are fooling ???
Am I just a cranky old coot, or is anyone feeling vaguely swindled by the audacity of this?

1 house does not an argument make.
The statistics are still in favor of upper class neighborhoods, as the ratio of NODs is much lower compared to areas like Clairemont and Chula Vista.
I'm not saying they are immune, but statistics to this point bear out that the percentage wise decreases has affected cheaper property the most. |
