| Has anyone on the board been inside these townhomes on Bonair? The renderings in the MLS listings look good...i'm also intrigued by the solar aspects. I'm out of state and appreciate in info on finishes, layouts, quality, views, etc. |

Those are games Realtors play. They just mark a listing "pending" before they relist. Just to make people think that there's some real interest. With 8 units, they just juggle one after the next. If you see this and are really interested, ask if escrow has been opened and funded with earnest deposit money. Best to ask your Realtor in an email and have her answer you in writing. If no answer, then it means the place is not pending. |

| Brian - I was not aware that realtors are pulling "pending" when it's not. Can they do that? Seems like they could get in trouble for doing that. They are stooping lower and lower. |

Who is going to regulate them. The Realtor designation has lots of nice comforting language in its code of ethics and other bylaws, but nobody to crack down on violations. I'm sure one could say they placed it "pending" because they were told that a offer was being faxed in.....all kinds of excuses could be made if they actually did get questioned. We all know how many listings are taken off for a day and then relisted as new...not suppose to do that if you aren't changing agents.
I just wish they would regulate the idustry more as it can be such a large financial decision for most. The financial services/securities industry is starting to get it right and has cleaned itself up in the last few years, but still lots of shady activity....at least a small handful are being caught and thrown in jail.
Would those long term honest & sucessful realtors in San Diego welcome more compliance to help wash out those that don't belong? I believe they would. |

Waterboy got it exactly right... "Opps, we had an offer, but it fell through, sorry" would be the response from the Realtor.
That's why I say that if earnest money has not been deposited and escrow not opened, then it's not pending.

| Been listed since 2006? Wow, they probably have a good way to go, especially in this market. Must have some deep pockets to pay for 8 empty CONdo's for this long. Given the fact that we're almost 1/2 the way thru 2008 and the spring bounce is subsiding, my guess will be 699-899K by Sept 1 2008. I'll go to the open house if/when the 2nd to worst model has a price that starts with 6. |

I've been in them - the location is amazing. The townhomes themselves are quite modern and nice - I didn't love how the space is stretched out over 3 floors - each floor doesn't seem to be that spacious. From one of them you can see the ocean from the bedroom. Even without a view they are very worth checking out at the current price. They are very clearly ALL uninhabited - didn't hear about any pending anything from my realtor.
I think I remember the HOA was low (200s).
Ask if you have other questions - I'm sure there's stuff I'm leaving out. |

The key to is find out WHO bought. Could be the developer's mother-in-law or favorite Realtor who will put the unit back on the market in 6 months.
People do arrange for such transactions to manipulate appraisals and comps.

I know the street and the outside of these units - how are they on the inside? Coqui74 says they are "modern and nice" - but can someone elaborate a bit?
Are they quality/tasteful construction that will still look good 20 years from now (or even ten years from now)?
Does anyone know the reputation of the builder? |
