It is nice, but I've seen houses in P.B. sell for this price. There's one pending on Emerald that was turnkey, but yard and all. Room to grow if you want to build up or out. That was listed @660k. Can't justify the price for a condo. OK. Was a little low on 300k. But if they're going to be ridiculous w/their price, I'll be ridiculous w/my offer, see.

I understand what you're saying, JP, about the ridiculous offer. As for that house on Emerald, I think I know the one, near PB Rec? It was a flip, I think. The only issues I have with that house... teeny tiny, and no garage. That would be a hard one to live in. I think some of the condos will retain value, depends on location and condition. There will always be people who want to be right by the water, and if the only way they can do it is to buy a condo, because they are priced out of houses, then that's what they'll do. I do not agree with Brian and 2000 prices in the better spots in PB, but time will tell.

leroy - Way more potential on Emerald. What's it cost to put in a garage? Need storage? Buy a shed at Home Depot. Back yard is big enough. That is my point. People can buy houses for the price of condos. Me personally, rather have a house than a condo. Proximity to the water is not a great factor for me. I can ride my bike. I never really got the have to be on the water. But that's good that the ones by the water cost more. Makes the ones further away more affordable. The money I save not living on the water can be used for other goodies. Way more bang for your buck on Emerald. Potential to build up and out. But some people don't want to deal w/yards, want to be closer to water, etc. I understand that.

I believe the market has a ways to go. 2000 prices? Never say never. It's already selling for what it sold for in 2003. We've only just started the downward spiral. The market hasn't hit bottom yet. We haven't yet more defaults and foreclosures on the horizon. Another year's worth easily. The credit crunch isn't going to help w/buyers who want to buy who can't. Your inventory and supply is high and your demand is low, generally speaking in San Diego County. How long can people hold on before they HAVE to sell. While the fence-sitters don't HAVE to buy.

I have seen too many places sitting for sale in PB, some on and off for 2+ years. I have seen some go pending and then BOM. PB right now is not as bad as other parts of San Diego County. But I don't expect anything along the coast to feel it until the end of this ride. Right now PB is weathering the storm. Some places find knife-catchers and get lucky. Other places are being sold by banks. Mixed bag. Nothing too shocking yet. Prices coming down very slowly, but sitting on market for loonng time.
