In starting this thread, if their is a way on the forum for the moderators to make it "sticky" (otherwise keep it on top of the list).

This thread is dedicated to news, information, development and general information on the PB area. Please post what you know or have heard so others can respond.

I have wanted to know about the latest new on construction of all the row homes, Armstrong Construction, and other developers in the area. After learning a bit from JPinPB, apparently Armstrong has some NOD's filed. If this is so, shouldn't his big 12 unit project on Devon Ct. be affected?? He does have a few places on Brighton and Coronado from what I've seen. There are also others building in the area of Grand / Garnet. Who is doing the "scrub and develop" right now??

Forgive me if I have misunderstood your intentions, but asking the moderator to keep your pet interest on top of the list is a little self serving.

A more egalitarian way of keeping your topic up front is to abet a lively and informative discussion and attract a lot of input.

If the topics and postings go over like a lead balloon, then the topic will sink to the bottom, as it should.

Yes, maybe self serving but is also a topic of interest to lots of people. Typically this section just gets used for individual home and condo sales data which typically flows through pretty quickly. Any new memebrs might want to know more about the area in general and what's going on. Typically,, on other boards I've posted to, they will take this kind of information and post it first to alleviate a bunch of questions. That's all I'm trying to establish here. I'm surprised others have not done this on the other parts of town. The General "news" section doesn't seem like the place to go and place this data.

I am thoroughly confused now.

I started a thread to compile the information and general news on the PB / MB area. It's one of the most posted to areas of all areas on this site, yet, the threads listed in this forum for the most part have to do with specific addresses which is great.

Is it "self-serving"? of course because I am one of those that want to know more about the area and what things are happening. Everyone who posts a question on any thread wants to know more about whatever they've posted about.

I asked for a "sticky" as some refer to it on other forums so that this general information may be seen by all, especially the new users which I was one not too long ago. Although I look on the "general" forum for most information, I thought it prudent to seperate stuff about interest rates, market decline, price drops, etc. which is truly "general" news to make a thread about a specific area and have that thread be an informational area for all people to see, view, and add comments to. Usually, there are multiple "sticky" threads relating to a certain subjects before you have the general posts looking for more specific information.

And yes, RWS, I do forgive you because I don't think you meant what you said in anger, you just didn't know what my angle was. I hope I was clear.

I'm sorry. I had posted other info on a thread, but not here. It was on the Piggs, which also included some info on OP properties. There's some info on OP properties in the PB foreclosure thread as well.

I also recently learned some gossip/info that Ken was in jail for fraud (defrauding investors)- BUT I have not verified this 100% and no details, but the hearsay came from a somewhat reliable source, but I hesitate to even comment - I shouldn't.

The 854 Reed Info is pretty interesting. Just posting what you wrote in this thread would make a lot of sense. I didn't realize how smelly and flooded that particular area gets. There is another buildier that built 8 units right next door to the Burger King. You'd think they would be snapped up at around 600k. 2 Blocks to the beach, 2 car tandem. Pretty descent build quality (I've been in them). No takers. This may explain it.

Do you know anything about the other tri-levels being built in the area? I've seen about 3 or 4 of them in framing stages recently.

Big - I posted about those near Burger King, too, if it's the one I'm thinking of. Look it up in the address search. Reed does get flooded. I remember seeing the front page of the UT of a guy kayaking across Mission Boulevard right by the real estate office on PB Drive and MB. BUT, it was b/c of a sewer problem, too. The city does not take care of these things very well. Broken water mains has commonly occurred in PB and MB. Roads get closed. It's a traffic nightmare. And water gets turned off. The infrastructure in this city and the roads need a lot of work. But the city is in a deep hole already, so I wouldn't hold my breath they will get fixed and updated any time soon. Just as they break along the way. W/prop taxes diminishing, their source of money will dwindle as well.

I have no info on the other tri-levels, JMO, some of the high-end ones are ridiculously price and am shocked some are still selling, but as I anticipated, the one on 1122 Thomas is on the market rather quickly (don't think it was an Armstrong project - pretty sure not). I'll be surprised if it sells - except back to bank eventually. I saw them building them and they are nice, but GROSSLY overpriced, IMO.

Yeah, I saw this Thomas listing too and thought they are somekin somethin funny (I want some :-) ). Anyhow, I've seen one on Cass I think, just North of Felspar, another on Grand and another close by the one on Cass I think. There also seems to be new construction going up down Mission Blvd. by Santa Clara and several newer condos in between the beach and Mission. If you look at the new listings with 2008 built units, it's like 5 fold above that of 2007 listings. Theres a lot going on around there. Perhaps some of these new permits will spurn some redevelopment work like up in the Birdrock Area.

That's pretty wild, I have seen that Google maps is being updated more frequently. I saw that my new backyard was on the map already just the other day when for the longest time, my old one was being displayed. It looks good from way up there !!
