Hi Cubbie, No, that area I think tends to be the "trough" where the water tends to collect so when things get "bad" it will have that mold/mildew smell (maybe that's coming out of the Open Bar, not sure :-)). Anyhow, the area from about PB drive to the open bar tends to get hit pretty hard from what I remember which is directly 4 blocks in front of where the row homes are on oliver. With the on-shore flow, you may get a whiff of that. Again, not sure, but I know those condos by the BK are too close for my comfort. Yep, only drove around the outside, stopped, got a purple flyer because there wasn't much more I could do because the open houses are on Saturdays and Sundays apparently. Something like 10 - 2 or 2 to 5, I forgot. I just remeber it was both days. Again, the units are well located to the bay side, but it's not aplace that you get up, walk out the front and walk to have a cup of Joe in the morning if you know what I'm saying. Yes they are large (over 2,000 ft.) and if that's what you're looking for, then they do have appeal as it is very hard to find large sqft. by the beach without paying a ton more. If you "really" don't need the sq.ft. because its a 2nd home, I think there are better opportunities to be had down the road. Wait till interest rates start moving up. When this happens, you see a squeeze where the people who were on the fence about selling or riding it out will probably jump off and sell because valuations will start heading south. Most buyers right now have contigencies and financing requirements. The smart money right now is still on the sidelines. IMO of course. |

Yep, biked by this one one last Wednesday with my wife. They are nice and I think on the right side of the tracks so to speak. I too think this guy is heading for NOD so again, it's wait and see. I didn't see inside, but they are kind of boxy from the outside and if they have a view, it's limited. It's actually pretty far from the coaster (a bike ride) on the other side of the street in that there is quite a lot of park land that seperates Mission from South Mission which is where these units are. There's a ton of traffic in that area and during prime season (right now), there is traffic control during the day hours. JP can chime in here, but my impressions of Mission Beach is lower than that of Pacific Beach where I'd prefer to be. The Roller coaster area tends to attract some shady characters (although every area seems to be that way sometimes) but MB tends to get a lot more it seems. There are no "higher end" resturants in MB, but there are in PB going up to North PB and into La Jolla so the "riff raff" tends to hang out by the coaster from my experience where the families and more "well to do's" are in the northern areas. Eventually, everything will clean up IMO, but MB will take longer I think. South Mission is quieter and a nice little area to relax. I think the vacation rentals are probably a bit lower there, but not much. |

If you look at the map closely, the "Open Bar" (a drinking establishment (dive) which has been there for YEARS), is on the northwest corner of Thomas and Mission Blvd. Oliver runs into the back of the Promenade so you have to go to PB drive to the south or Reed to the north before you get out on the main drag which is MB Blvd. The distance actually to the beach is about 1/2 mile from the Oliver homes. Not that I'm down on Oliver, but it is definitely more of a "residential" experience rather than a "vacation" experience. If I was planning on relocating permanently to PB, this might be on my radar, but with the upkeep from afar, not so much. IMO |

| Now I always thought that MB, especially south was more upscale than PB. Especially near Grand or Garnett where the night bar scene is worrisome if your close to those. So North PB, as you call it isi north of what? Are you considering laJolla at all? |

For 2nd home, I'm thinking 'residential' is good. You want to be near the water but wanted 'quieter' at night to sit out with a beer on one of those rooftop decks without music blaring from a bar or drunks stubbling home at 2am....The good news bad news on Oliver is no HOA...bad if there is much outside maintenance but you can hire a yard service relatively cheap right?

| I love those rooftop decks alot in the newer units but my god....are you ever going to get rid of those powerlines?? more places i've seen are total turnoffs when the pwerlines are on the extreme side. Is there a plan to take these underground anytime soon? |

Yes, I'm considering LJ, but it depends on where and if I want to go to the beach or look over some cliff areas. PB and MB are "beaches", LJ has more Cliffs until you get to the shores on the far side which then you'll be paying 5 mill +. Again, PB, to me, is more "family" oriented when you get north of Garnet and gets nicer and nicer as you keep going north towards LJ. Birdrock (about 1/2 way between PB and LJ) is becoming a very nice area because they've done some major renovations to that area. Much quieter too. I think these renovations will slip further and further down south every year.
Again, South Mission is nicer and more quiet, but again, packed into small places. You may like the Armstrong places on Dover and Devon. They are also "row" type homes and will fall below 1M for sure after the summer (and Armstrong shakeout) is over. They're a bit "loud" to me, but still very nice. |

Yes, I've heard within the next 5 years, but who knows. They've already started this in LJ and will work south. |

One more thing, the rooftop decks are nice (and nice perks), but the funny thing is that many people don't use them for whatever reason. There is also the disadvantage of possible water intrusion into the main structure and they do need maintenance every so often. The Dover / Devon units have some nice rooftop decks. |

my problem so far with LaJolla and i will see some property on Saturday is as u mentioned..cliffs vs beach and most of the units relatively close to beach are dated and older buildings. Have you seen these new ones on Bonita? Real close to one of the few Sand beaches in LaJolla. Surrounding property again is nothing to brag about. I[m going to see these Saturday. You have any you like up that way u'd like to share? As my list is not that long and would like to add 1 or 2 to tour. |

You might be surprised how "not too quiet" the Oliver area is. I mean, yes it will be much quieter than on Garnet, but with PB drive right in the backyard of this place, it's still a well traveled street. I also don't know about the views from these units. Many, many of the pictures you see associated with these different places are total BS. No way can you actually see the "view" like they depict them. |

No not really yet, the wife would like to stay more "beach" than "cliff" so we may be in the same boat. I'm still waiting and monitoring, probably for at least another 6 months. |

| So back to this 'trough' area as you call it...avoid any home in this area because of potenital flooding, mold and smell? Does it flood every year and are we talking damage to homes? |

I've been reading this thread with great interest. I've also driven by the Oliver places and the seem very close together and look like they would be quite dark inside as a result. I don't know if you have seen this place on Gresham http://www.sdlookup.com/MLS-086006181-4155_Gresham_San_Diego_Ca_92109 - similar location and for me looks more appealing than the ones on Oliver. Still expensive but has been reduced a few times already.

The Oliver Places are meant to be close together as most "row homes" are. I would actually prefer a townhome over a row home personally. At least the windows in a townhome look out to something other than your neighbors windows.
I haven't seen the Gresham place. it looks to be off the market right now which is interesting. I wonder if it is going NOD. You're right, nice reductions in price. One to look at for sure.. |
