| looks to be a SFR, could have been built by another investor. I'm just saying from the description, having not seen it, it sounds like an Armstrong place. The Solar power and roof deck kind of give that away. i could tell you if I could have seen the pictures, but its now in an unlisted state so they're blocked for now. |

Yep, saw the listing the day it came out, just curious about why its listed at 995k. Then I read all of the posts regarding it specifically and figured they are fishing for multiple bids apparently before it goes belly up. I understand that you went to the open house?? From the pictures, it definitely is "opulent". Not my style, but if they want to give it to me at 995k, i'll bite (maybe).. |

I understand there are 3 overbids submitted already. They do not allow previewing except Tuesdays and Saturdays and only by appointment. They seem pretty smug they will sell over list. It does look nice. C |

Hey cubbie,
Yes, Turk is responsible for the condos on Mission Blvd. (next to the Ripcurl and Subway, 42xx I think) and he is also responsible for the 4 new ones on Hornblend at the 1100 block or so. Compared to Armstrong, the quality of the build is pretty inferior IMO. I toured the ones on Mission a month ago or so and if thats any indication, I'd stay away. he cuts corners wherever it's possible but tries to make you think its more "high-end" by putting granite on the counters and travertine on the floors. Rooms are small and layout feels "cookie cutter". I'm going to look at one on Hornblend soon. They look IDENTICAL to the Armstrong version, just no rooftop decks and I'll bet the rooms have that same cookie cutter feeling. We'll see. |

| Armstrong continues to liquidate. Successfully sold the 4 unit, multi-residential at 2025-31 Grand Aveon 07/18/08 for $1,832,000 to 2025 Grand, LLC. Wonder who owns 2025 Grand, LLC. Limited liability company. Holding company for someone? Someone who set up this company in case real estate continues to go south and their credit won't be marred? |

| Armstrong I know doesnt own 730-732 Brighton anymore. It's another LLC. And I know its not Armstrong. Maybe same thing with Grand ones? Armstrong is providing the seller warranty though probably because they built it. I dont know. |
