Subject: Carmel Valley mid range homes selling fast

3682 Berryfield Ct. I don't get it, bubble buyer on this on from 2007 asks for 5% increase and goes pending in less than a month. Is it the power of Carmel Valley? I couldn't even get to see this place first before it went pending. I figured they must have been near stress levels with that buy price in 2007 and could hold off for a bit while they waited to lower their prices. What gives?

It goes pending in less than one week while Brian is dreaming it would go down to 2000 prices!

ownhomeinSD, I never said that any particular house would go down to Year 2000 prices.

I said that the overall market will return to Year 2000 prices -- nominal prices in some areas, and real, inflation adjusted prices in some other areas. In the end, the proportional premium between a better neighborhood and a lesser neighborhood will return to equilibrium.

Patience, man, patience.... Time will tell....

I've seen this one too...nice house, but a bit over-priced. I think it's worth around 665-670K.

This is a really old track house in CV. It's on a cul de sac street but the lots are so small. What does the HOA pay for?

It has to be better than some of the houses in PHR i've seen. Other than the porches and escalades parked in front of all the homes the sight of all those cookie cut, no backyard, high HOA/MR doesn't do much for me. They are asking for even more and are selling. One went pending today around 720k or something like that. I would think that someone would rate Del Mar Heights as a better place to live than PHR right? Is there a new school or something special planned for that neighborhood?

Based on the pictures provided and its location (walking distance to Torrey Pines HS, park, bussiness buildings), I would bet it will go pending soon with offers at or higher than asked price.

I'm not sensing any bullish excitement. It is a fact that homes that are priced right will generate more traffic and will ultimately sell faster than homes that aren't. Berryfield & Futura, the two that went pending in less than a week, were priced very well considering the other inventory that is out there.

I'll try to tone it down. My intent was not to generate excitement in Carmel Valley because that's where I would like to buy when my current house sells.

Well at least two new mid-range homes came on New today. I'll take one for two to bring up that inventory.

I think that the owner of the house should thank me for pointing out that it should be the next to go. Seriously though, I'm not going to be doing that again with houses that I'm interested it. Or maybe I should pick my house listed as the next to go!
