Why is la vita better than the grande? HOA fees la vita has lower HOA fees. The grande HOA fees are over $300 more. View la vita has better views. From this unit you can see the bay, ocean, skyline, sea world fireworks, 4th of july fireworks (right in front of you), and petco park. Many of the views at the grande do not include these. Also, this unit is a corner unit which gives you a much better view. Plus there are huge hotels being built right in front of the grande that will block their views. Train noise / street noise the grande is right on the train tracks, and residents there suffer from significant noise. They also have very busy streets on both sides of them. Interior the grande has a very sterile feel to it. The hallways are dark and gloomy. The people the vibe at la vita cannot be beaten. People are very friendly here, and in fact they often gather for community events. The grande is a bit "stuffy." location la vita is in a better location. From here you can walk to all of the little italy shops, taverns, and restaurants on india street. Parking don't even think about having guests visit you at the grande. There simply is no guest parking. No problem at la vita... There is plenty of parking during the day and at night. There are also non-metered spots all the way around the building. We have people visit all the time!
