I don't think the structure is even habitable right now. Basically you'd be paying for the lot with a house facade that must be incorporated into whatever you'd build onto it. Given the nice area and large lot, I'd offer maybe $200K for it. Then at $200/sq ft you could build a 2000 nice sq ft house and have a total investment of about $600K.

I had a big debate about this on another board. This place offends me b/c I know they say pretty much the house is gutted and the value is in the lot. BUT you will have to still pay someone to demolish this wreck of a house and remove the rubble. That's gonna cost something, they tying up your money for the lot while you pull permits and build, what, a year and a half process? I think you're right. 200k seems fair. NOT 500k.
