List Price: $499,000

Price Reduced: 03/05/2008 from $530,000-$559,000 to $499,000
Price Reduced: 02/16/2008 from $550,000-$579,000 to $530,000-$559,000
Price Reduced: 12/14/2007 from $580,000 to $579,000
Price Increased: 11/29/2007 from $480,000 to $580,000
So you increased the price last November, and it sat until March, and now you're back to the price of last November.
How does that carrying cost feel? | | | | 350 3/7/2008 11:19:08 AM | Reply |
I'll offer three-fitty. | | | | BarBroker 3/7/2008 11:49:36 AM | Reply |
Based on the location, size, and the pics... $350K would be too high. | | | | Eugene 3/7/2008 12:18:54 PM | Reply |
350K would be too low if it were on the opposite side of the street, with canyon view from the backyard. As is, 350K is probably fair.
2879 Wyandotte next door (corner lot, larger house) went for 387K in May '03.
2910 Edell Pl (same size, canyon view) went for 360K in Dec '02. | | | | ElPato 4/2/2008 11:52:10 AM | Reply |

Big range = short sale try = lender bleeding off the last bits of cash before foreclosing. | | | | ElPato 4/2/2008 11:53:51 AM | Reply |

If seller will sell for what market brings, I'd consider 350k for it. It's a small place.

Straight up.. $463 per sq ft is just through the roof expensive. Especially when you consider how small 925 sqft is.. This is a detached apartment at best. | | | | jasonj 4/2/2008 3:40:18 PM | Reply |
Even 350 is 378 psf. I'd think around 300. | | | | jpinpb 4/2/2008 3:44:06 PM | Reply |
You're right. I withdraw my consideration. 300k makes more sense. | | | | LJczar 5/3/2008 8:22:13 AM | Reply |
