Based on the location, size, and the pics... $350K would be too high.

350K would be too low if it were on the opposite side of the street, with canyon view from the backyard. As is, 350K is probably fair.

2879 Wyandotte next door (corner lot, larger house) went for 387K in May '03.

2910 Edell Pl (same size, canyon view) went for 360K in Dec '02.

Straight up.. $463 per sq ft is just through the roof expensive. Especially when you consider how small 925 sqft is.. This is a detached apartment at best.

Even 350 is 378 psf. I'd think around 300.
