Went by the place. Outside looks nice. Add a second story for view of bay.
Foreclosure scheduled 5-27. Agent says house rented. Accepted offer before showing. He says he has 2 offers one at 400k and one slightly over.

No history on this place, but this is the info on the recent loan:

Oh - That's funny. Price increase to 465k. Now selling it for over the loan amount. Must have redeemed the foreclosure and now trying to get a bidding war going.

Six places for sale on this street, one bank owned that isn't listed and 2151 that's not listed that's going to foreclosure on 7-11.

I don't know about raising the price strategy.

Heya Jp, given that the price range is one dollar, if I were to offer on the high side of this range.. say 465,000.89, do you think they would take that offer or should I lowball in thier range.. maybe 465,000.35? What do you think?

You know I like to lowball. Offer 465,000.25 and they might meet you at .50 ;)

This street is going to be fun to watch. There's 5 places listed for sale on this street, plus 2 stealth that I know of.

2657 Deerpark $689,000-$609,000 has been on the market 351 days !!!! Clueless. So NOT going to move at that price.

I'm waiting to see what 2151 Deerpark will go for after the bank takes it back and lists it for less.


I still don't know what happened to 2354 Deerpark. It was supposed to foreclose on 5-2 but the bank hasn't listed it for sale yet.

Some banks are taking a while. 1844 Law in PB was foreclosed beginning of May also and it's not listed yet either. That's just one particular address that stuck in my head. I'm sure there's plenty of others out there.

Well, well. My amusement continues. I called like 2 weeks ago to find out a status on this, since I saw it was still listed. Realtor said they have an offer for 480k. I was very confused by whoever was attempting this stunt defying act w/sharp objects.

And yet here it is, reduced. 450k.

I saw it today. Per the listing realtor the buyer failed to perform. He told the realtor that was there with me it will be in escrow by Friday. He was laughing and very confident. Good location but the house is small and really dirty. Tenants will be moving out in August. I think 1/2 a million should provide more than this home offers. As prices fall I find what I consider a good buy changing. Also interest rates way up this week. I think that will create more downward price pressure.

I just don't see it going for anywhere near this price. If someone wants to go for it, great. They will help to bring down the comps. I just see the pain on this street. There will be future reductions. If any street demonstrates waiting, it will be this one.

My question: He's had MULTIPLE offers, right? So the one buyer at 480k failed to perform. Don't you have a whole list of people who made offers? Wouldn't you go back and give them a call to say they still have that last chance to buy such a great house? (/end sarcasm there)

Instead, you put it back on market? Maybe he's hoping for a bidding war up to 500k.

I asked the same thing of my agent. If he had so many offers what happened to them? She said he was contacting them Hmmm. I think you are right he is hoping for a bidding war. Whatever. I think there will be much better deals for us this fall and winter. I have had suspicions about this listing from the get-go. Does not pass the sniff test. An original owner who is 95 years old and now the house is a short sale due to her son. Glad I have dogs! They won't turn my house into an ATM!

I agree completely, if anything, housing is even more shaky these past couple months. The spring bump didn't really bump all that much and now all the sellers have to look forward to is another long long winter. If you remember, and I am sure many of us do, last year around November everything dumped in price. On the market lists there were down arrows on around half the properties.. that stopped around February, but it's only 4 months or so until we hit the drop.

Ok. Got some more info on the place. There is a second for 130k in addition to the first of 460k. Yep. Banks loaned up to 600k for this gem. What a world.

Hum, range of $450,000 - $450,001. How silly, I would put the range at $450,000 to $1,000,000. Makes as much sense.
