Nearly a twenty percent drop from the original developer price. It's only been on market for ~60 days and the seller writes, "Want it sold this week!" Nice poker face.

They should at least put some decent pictures up of the unit. I think I was in this one when the building first opened. I do like the DH Horton complexes as they seem pretty nice and were developed as condos. Incidentally the new place DH Horton has going into Hillcrest, I think it's called Atlas is starting to look very similar to Park Boulevard West. I do like the top floor lofts that they put into most of their projects.

Have to agree about the pictures - shots of the trolley and the Gaslamp sign? I'd hate to imagine that the place looks worse than the now infamous http://www.sdlookup.com/Photos.aspx?plid=722185.

No matter how low some of these places go, until the HOA fees correct as well, I'd be hard pressed to stop renting.

You're right EP. You and me both. I'll keep on renting and banking the difference. If the ownership premium is $1000/month, that's $12,000 per year and growing for me.

Unless I can be reasonably be assured of $12,000 per year appreciation, I won't be buying.

Property taxes and HOA alone are $1000/month for any reasonably decent condo downtown. I have no problem renting and letting somebody else support my lifestyle. Let them have pride (and risks) of ownership.

Enter the transparency. When informed consumers can see your tricks, you lose your power as sellers, brokers.

Get ready for a long, long sit. A "huge" price reduction means you listed it too high, reconsidered and brought the price down. It doesn't mean you paid a fool's price when you bought in, and are now taking enormous losses.

I will take that bet, and raise you some...
Let's see a 1/1 right on top of trolley noise, in the poorer part of the East Village, with great South facing views of I-5, industry, and empty lots, in a short building that's soon to lose its "views" to other developments, and photos that scream "Don't look inside the apartment," well, what's not to love.
I'll say $150,000 in early '08.
