The seller was clearer shooting way to high (ie meaning his orig asking price was not even close to reasonable). $1.1M is still a VERY strong price considering all factors.

I went to the "open house" and saw how nice and clean this home is. However, it is still way overpriced and the owners admitted that they would sell this home for less.

We've been watching this property with the WTH? Thought about the price. The owners are clearly way too high on what they think they can get for the house. We called and the owner was playing games stating: " we won't consider any more offers unless they are 1.2 or higher" we gave them two weeks and the status still hadn't changed to "pending" we decided to put in an offer and the owner responded: "we won't take any offers unless they are 1.3 or above" so at that point we figured he was just bluffing. We told him if he had such a great offers above what the house is worth why won't he take them. His response was: "we are still reviewing all the offers" after a couple of days we finally got a hold of the actual listing agent and explained our conversations with the owner. Turns out that the owner is not supposed to do the negotiations himself nor lie about other offers being submitted. The agent told us there are NO offers on the property and the owners wife has an expired real estate license, at that point the agent dumped him in fears he would get into violations and even lose his license with the way the owner was behaving. What a shame, greedy people still exist!
