    I have been in this site for a long time and thanks for the people who posted their opinion to share.
    Now I am thinking to get an investment condo and rent it out.

    Since I only could afford 1 bed/ 1 bath to invest. I wonder if it will be hard to rent out compare to 2bed apartment?

    Any thought would help...

    Make sure you do the math. Taxes are 0.1% of the price each month (e.g. $200 for a $200,000 condo). HOAs are what they are. You should budget at least $150 each (probably more) for repairs and vacancy (you *will* average at least that over time). For most condos, this means you'll only make 2-4% even without a mortgage. Don't be surprised if rents fall over the next few years. And if you are going to want a property manager then plan on giving them 10%+ of the rent.

    I'm not saying don't do it but make sure you really look at the numbers.

    As for 1 bedroom, there is always more demand for 2 bedrooms but you have to look at the specific area to know if this matters. A one bedroom in a desirable area (maybe for retirees) might do very well if there aren't a lot of other 1 beds out there. Not so much if there are a lot. Check craigslist for a month to see what the going rates are. If someone posts a 1 bed for $1,000 and it is gone the next day, then the market might be strong vs. if the ad is still sitting there 3 weeks later. Also keep in mind the quality of the renter. There might be good demand in a certain area but it may all be students who are very tough on the place (or whatever).

    Places that are fairly priced usually get rented very quickly and the listings don't stay up for more than a few days.

    Some small apartment building sale listings (like a 2-8 unit building) show how much each unit is currently rented for. You'll see they are almost always a lot cheaper than listings for similar places online.

    As a landlord you also have to remember that you'll have to deal with evictions if you aren't very careful with you rent to. That can mean 3-4 months without rent plus $1000+ in legal and court fees, then repairs afterward.

    I have a stable job, lots of $ in the bank and stock market, etc, and I have always been able to rent for much lower than listings for similar houses on craigslist because the owners could tell I would not trash the place or make trouble. My second place in San Diego actually was listed on craigslist, but the listing lasted one day because they got about 6 people willing to rent it because of the low price and good location with parking. I think I got it because I offered to pay first, second, and last month rent and security deposit immediately by cashier's check.

    Well if you can afford then don't buy a condo..In future may be it will create problems for you.You have to make an average above salary because once you invest in a condo you will get stuck there.

    Hello I am New Member
    Investment is always a good Idea and If the Investment in Real estate is Always Profitable.But if you do not Research the Market then You are in difficulties some time Market is slow then also Seller sale their Property Above the Market Price.
